concrete primer

I need to paint the concrete foundation on my house. I am not sure what is on there now but it is peeling. I went to the Paint desk at HD and he recommenced a Kiltz sealer/primer. I was not so confident that was the best advice. I am coming here to ask what is a good quality primer for a concrete foundation that I wish to paint.

due to the moisture in concrete, it all peels, a better question would be what primer will last three years. most pepole i know just use a portland stuuco style base. One i heard that is very good but have not tried ye is called "concrete finisher".

Most coatings will only go 3-5 years before peeling off, Drylock looks great if your selling, it goes on really thick, hide's imperfections and white will really brighten the area. If you have water issues the area will turn yellow and bubbles will form. As I've said before in similar threads, I never give a warranty on any wall coatings or epoxy crack injections.

My personal favorite is Masterseal (formerly Thoroseal), it can be used inside or out and it mixes like pancake batter and is rolled (or sprayed if you don't mind a mess). Both Drylock and Thoroseal can have tint added for a preferred color.

I don't do a lot of this work but I've looked at thousands of foundations and there really isn't a product that stands out, when water moves through the walls it pushes any surface coatings off. It's best to know it's going to happen and plan for it.

I built some stucco planter boxes and used Sherwin Williams concrete primer (don't recall with type, but in came in a 1 gallon can), followed by an exterior latex. It held up really well.

I think if the coating is peeling, you'd want to remove it for best results.

This is an out side application. Some areas of the house's painted foundation have held up well and some are peeling. I do not know any history here, so I can not tell you any more. I was going to prime with what ever seems the most practical and then top coat with my latex house paint using the color of choice. Tinting may save time if they can do that well and if one coat is all that is required.?????

It is not a particularly wet area (as far as flooding goes. There will be no standing water against it if that is what people are concerned with??? but we get some periods of heavy rain and have some high humidity through out the summer.
