Just had a new 40x60 built on top of Concrete slab with 36" footer. Has vapor barrier under slab but not in the footer itself. the slab is above grade by about a foot in most spots. Now that it has been built about a couple of months is has finally rain a couple times. Guess what on the inside of the walls by the sill plate the floor is wet about an inch past the wall in a couple spots about 3 ft long. Its not along the whole building just a couple spots. the outside where the slab is visable you can see the concrete is wet from the rain and is absorbing moisture. I dont think the fact that there is no vapor barrier under the footer is the problem its the rain water hitting the concrete and pulling it inside the building. I had the guy that built the building look at it and he is going to put on a taller piece of trim and use some kind of tar acrossed the sill plat and slab on the outside to try and stop it. has anyone experienced this and how can i stop it???????

You could dig back the fill on the outside and waterproof the exposed concrete just like you would do a basement. Put your fill back, sloped away from the slab, weed barrier and then decrotive rock on top of that.

I have a cement block row that my wall sits on. I had problems with water penetration through the block, so just painted the lower perimeter of the block and concrete with block sealer. This did the trick for me and it just looks like white paint.

Did you paint the inside or the outside? I would only be able to do the outside of mine sense the walls set on the slab. Dang concrete is like a sponge.

A pic of the exterior wall where the suspect water is going in, would be good.... :)

What material is on the exterior wall where it is leaking ? Brick, wood siding, vinyl siding, other ?

It's probably splash back hitting the sill plates and wicking in. Mine has done it twice in really heavy rains, like a few inches in a day. Sill sealer strip under the sills is supposed to help with this. I didn't put one in. If it's just a little dampness now and then, I'm not going to sweat it.

I'll try to get some pics next time it rains its all dryed up already. The exterior is metal. they used some king of green foam sheets under the pt sill plate. I suspect they might have not gotten it under the plate correctly in a couple spots is why its coming through because one whole side of the slab was wet but only one spot a couple feet long was wet on the inside.
