Concrete slab is in bad shape

Hey guys I am new to the forum and just bought my first house. So here is the problem, I want to finish the garage but the floor is in really bad shape. I live in MN and the house was built in 1949, but not sure when the garage was added on. The floor has shifted so much over time due to the freezing of the ground and thawing that it is in bad shape (I will post pics when I get home). Curious on the options besides spending a ton of money on a re pour. How well does the concrete raising and leveling companies work? My floor is in terrible shape so not sure it would fix it. Is there a point of no return with floors where the only option is a re-pour? Let me know what your guys ideas are. Thanks

Hey thapharm,

I live in NY. My winters are probably not as serve as yours but my garage floor was awful: cracked, uneven lifting, etc. I mean canyons between the cracks. I coated with self leveling top coat, scarified and coated with Wolverine. That was four years ago and still looks great. One small fissure in the floor but I can live with that.

Thanks for the reply zill! Yeah the floor is sunken and cracked.....The garage door doesn't even completely close because of the shift in it. I just don't want to put a bunch of money into fixing it if self leveling it doesn't work. Sounds like you had a good experience with it though. I am just afraid that if I finish it all and it sinks more or something.
