Hello,
I feel as if I know some of you all ready, as I have been lurking for quite some time. My wife and I will be moving to our new home soon, and I will start to have something to contribute. I welcome any advice you can throw my way.

PerfectStranger: since you might know some of us tell us a bit more about yourself and maybe post up a few pictures if you have time of some of your cool tools, or just spots in your great state of Colorado that you like to spend time at.

also ask questions if you need help and probably best to ask on threads already talking about it. if you really can't find a thread then start one like i have more than a couple times.

WELCOME and here's a spot in Washington i like visiting during the summer that is only a couple hours from me. i can drive there or take a ferry and enjoy the scenery even more.

Thank you guys, we get the house middle of next week, I will post pictures then. Basically the run down is this. I was a contractor for 2 decades, butcher for a few, then a truck driver. House sits on 3 acres generously oversizedd 2 car attached garage and a 26×30 two story out building. Its basically a shell with electricity and rough plumbing for water and gas. The house hasn't really been lived in for 3 years. So obviously it needs love, but its only about 8 years old, and I love the area and look forward to the opportunity

PS: sounds like the house and shop i'm looking for. i'm looking for location and neighbors first and something i can work with as far as house and shop.

best of luck at the closings and since it's been vacant make sure to have the Realtor or bank or title check for a few things that you might have already had them do.

1) back taxes
2) utilities paid
3) sewer assessments paid or septic system checked
4) water tested ok
5) also make sure the old owners or tenants didn't plug up the plumbing or damage any electrical.
6) free and clear title
7) TBD cause i've been retired 10 years there might be new issues to ask about

since you are a contractor you probably can fix almost anything and just wanted to make sure you had the seller pay their fair share so you could get the property and start spending money on improvements and not on past problems or bills.

can you tell i was a Realtor for 30 years in a prior life?
