Hello Guys,
I am wanting to do a AC system in my garage.
I live in Dallas Texas so every Garage here comes pre heated.

I have a 1800 foot ranch house and a 424 square foot 2 car garage.

I have read a lot of posts here and still wondering what it will take to cool the
garage down to a habitable area. I do a lot of car and home projects so a
usuable garage is worth it to me. I have a insulated 16 foot garage door
and brick sides of the garage. I really don't want to cut a giant hole
for a window unit. I also have no windows , just the garage door and the door to the house.

Cost is a factor but comfort and useability will win over.

What size unit will I need and what about the split mini ductless systems?

Will a split mini system be enough? I have looked at a 18,000 BTU / 1.5 ton
system.

Av8tr 18,000 should be more than enough 12,000 would probbly do the job as long as you keep the main door shut if you open the BIG door you will loose your AC and have to start over again :D. I figure houses at 500 -750 Square feet per ton depending on insulation, windows ect.

I cool 1200 sq. ft. of my shop with a 40 year old Fedders 8000 btu window a/c unit. You can hang meat in my shop on a 90 degree day... R-13 in the walls and R-30 (?) in the ceiling.
