Hey gents -

I'm currently in the middle of a commercial real estate project that is centered around constructing commercial grade garages. Basically, my question is:

In your opinion, excluding land cost, what will it cost to construct a series of commercial grade garages? Let's say 4 buildings of 12 bays each (48 total) for discussion sake. With asphalt included, what is your estimate? Aesthetically, I'd like to go for a more 'modern/contemporary' style than just a traditional metal building.

High ceilings/doors as well. And I don't know what a typical depth would be on a building such as this, but I'm thinking 50'?

location, location, location, then zoning will need to be known to even hazard a guess...

What are the size/dimension of each "bay"? Are the bays built on concrete or asphalt?, how modern or contemporary - there is a reason most shops are metal...? Are the bays pull through (doors on each end) or angled on a central aisle? Office space/storefront to support them? etc etc etc

Better have millions, just for design, permits, waste water, potable water, 3 phase power, waste handling, engineering, etc.

More details may help in reducing that...but I still stick by millions, and many of them

As said, anything real estate is location.
But with a new build that i mostly land cost.
Construction cost will vary, but not as much.

Try checking into what the national chains pay.
NTB; Firestone; Midas; etc.
Then add maybe 10 or 15 % since they are national accounts and have more weight behind them.
Try a "I want the same as them" approach.

Don't forget firewalls, utility metering, security. What bay width? Steel building are the cheapest way to go. Insulation will cost you. You can veneer the steel to get your look.
