This is kind of off topic for garages but I figure someone here can enlighten me. We're getting quotes to have the house resided. It's going to take approx. 35 sq. We also have 2 small windows to replace and some roof work to do and insulation. I've had 4 quotes all from well known, local companies. 2 were in the $17,000-$18000 range and the other two were $26000 and $28000! The higher quotes were NOT doing the roof or insulation. Why the large spread in price and are these prices fair?

I think Hardiplank was about $5 per 12 ft last time I purchased. Each board at that price covered 5 sf. So...dollar per SF, plus paint at $100 per 5 gallon premium exterior. House wrap, removal of old siding, ect. Add a couple $300 windows in there and you have yourself a large bill. For a 2000sf single story house, I think $20k is ballpark. Varies regionally, of course.

Keep in mind that every contractor I know gives wildly varying estimates based on how busy/slow their crews are, when their kids tuition is due next, and how much they owe the ex-wife!

Size of the contractor ? A larger contractor bring in a few more guys will cost more but chances are it'll be done faster.

Material, better windows or a higher grade of siding.

Bid part of the job and make a large amount of cash from it, then get the second part of the job and make even more money.

What kind of siding?

This. Is one quote for cheap masonite stuff that will be trash in 5 years and the other for Hardi which is expensive, a pain to work with but will last 20+? If the bid you put out is very specific, then you ought to be able to compare the quotes to see where the differences lie.

I guess I messed up and forgot to read where Hardi was a pain to work with before I wrapped my garage and the second floor of my house with it... If it's no fun to mount where you live, don't ever move to a high velocity windborne debris area like I live in. (Note the shiny 316L stainless steel screw heads on the lower edge of every plank, at 12" OC where every stud is). I'm getting pretty proficient at it now...

OP: Does the residing include replacing the existing sheathing?

thanks for the replies. The siding spec'd. was for Majestic double 4" vinyl. And yes, the higher quotes were for companies using 5 or so guys. I guess I'm just pretty floored at the difference in prices. I mean, a $10,000 price difference? I'm not the smartest guy on construction stuff but I don't have "sucker" on my forehead.

Just as an example....I paid $26,400 for 32sq of vinyl split shake siding + 1/2" insulation board, all window exterior casings built out and wrapped in aluminum with a decorative window cap. That was 8yrs ago. The vinyl shake siding is very heavy duty and thick and cost for the siding alone was almost double the cost of a premium vinyl lap siding at that time.
