I own an automotive aftermarket retail store. About 2,000 sq ft of our showroom space is located in part of the building that was previously used as a landscapers garage and a variety of vehicle-related uses for many years before that.

The concrete floor (about 2,000 sq. ft) is pretty saturated with oils and gas, so we hired someone to prep and epoxy the floor to make it look better. The result is that the epoxy never completely stuck, so the old floor is showing through in quite a few areas.

We've talked to a variety of flooring companies and they've all told us that there isn't much they can do with the floor. One company suggested a floating floor but ended up quoting us $16K, all in, which we can't afford to spend on a building we don't own.

That recently led me to start thinking about Racedeck-type flooring, since it seems I can install that with the floor as-is. I can also do sections at a time to space out the cost.

I never knew how many different brands of tiles are out there. I absolutely need to keep the cost per square foot down, so I've been looking at the Garage Deck product.

Since I ended up stumbling across this site I thought I'd outline the problem and see if anyone here has solved the same problem and learn from their experience. I'm also open to recommendations on products to use, keeping in mind that cost is a significant factor.

An interesting question in my mind is are you allowed to leave the failed epoxy in place when you terminate the lease

Yes. The landlord is a pretty easy-going guy that we have a very good relationship with, so I don't forsee any issues there.

2000 is a lot of ft but racedeck is a sponsor, does give discounts to members, and will swoop in like mary Poppins soon enough. Maybe there will be some close out color stock you can get a deal on

There are actually a handful of brands out there for floor tiles. The best advice I can give is to get samples and compare to what you like. Swisstrax are larger tiles so you could use less for the coverage etc.

Many retail establishments will go with a tile over an epoxy in this situation. I would be happy to send you some samples if you pm me the info.
