So as im going through the barn, im finding little (actually kind of major) things that are bugging me.

First is water coming into the barn and making puddles. The structure is just 6x6 posts set on a slab with footings. Between the 6x6's holding the siding are 2x4 perlins (sp?). And a 2x4 laid on the slab to hold the bottom. So theres a gap on the the bottom with the floor being uneven. How can i seal between the slab and 2x4?

Second is water getting under the doors. Have new doors with the hollow round type weather seal along the bottom And theres still a gap along the bottom. Door is set all the way but water still finds it way in. And the floor was never floated so its real rough (just screeded), not helping with the water probelm. Could i use that qwikreet floor leveling stuff?

And would i be able to put epoxy over it in the future?

Last thing is i have a slight condensation problem on the roof. 2x10's with 1x4 perlins and corrugated steel , its new so i dont want to take it up. Its on the back side that doesnt get much sun and i want to insulate the ceiling. I know insulation and water dont mix. But what could i do so i could still insulate? Vapor barrier the insulation or rigid foam them fiberglass? There is ventilation but i dont know how good it it, ridge and soffit vents.

So if anyone has solutions to any of these problems let me know. Thanks

John

Hi John. Rich the garage medic here. I read your post. In addition to my garage remodeling business I'm also a union operating engineer " heavy equipment operator".
From what I can tell you have a grade problem around the perimeter of your barn. A 4 to 1 slope would carry rainwater away from the structure. As far as the roof is concerned a friend of mine spray foamed his pole barn and solved his condensation problems. Hope this helps.

Before I installed the lower piece of trim on the sides of my barn, I had a problem of water seaping in below the bottom plate of the walls. After installing the lower horizontal trim the water started to drip off the trim which is lower than the siding and bottom plate. Picture below
As for the concrete problem under the doors try floor tile grout. Worked on the same problem I had on the side door of my barn.
