Cracked/Uneven Garage Floor

Seeing if I could get some input on what needs to be done to fix my concrete floor. We bought this house about 4 years ago and after some interior house work now Im moving onto the garage. From the looks of things all four corners of the building sunk causing the floor to crack and even the overhead door isn't sitting even on the slab. Is there any way of either grinding down the uneven cracks and filling them in? Or is my best option going to be to have the garage jacked up and a new slab put in? Any advice would be great. Here are some pics.

You might consider that the floor heaved rather than the foundation sinking. Not a lot that you can do with that. I wouldn't spend any money trying to fix it but rather put that money towards a new slab.

BTW, I have the same situation and I've thought about this quite a bit.

Where abouts are you?
My detached garage at the house is been in for 5 years, garage built in the 80s. Only started having badly in the last couple years,. But my area has been dryer in the last few years than in the last 20.

Had a similar thing. Ended up the floor thickness varied from 2.75" to 4" and it cracked in the thinner sections. Tore it out and poured a new floor. What you should do depends on what you want the floor to look like when done..... I wanted to tile and am half way through. I should have bought toughshield tiles that lay in place and not porcelain because it's taking more than a week to tile the floor by myself. With lay on top tiles you don't have to fix it other than grinding a bit along the crack so it's smooth.

The only way to get a level, (hopefully) crack free floor is to remove and replace.

Before you start make sure all of the walls are straight, level and plumb.

We are over in Grand Junction, CO and we have seen a couple situations here where replaced slabs do the same thing because of the soil conditions here. You might want to check with a couple of your neighbors. In some cases it was necessary to get an engineer involved --not to the level of the foundation for an entire house but just to make sure the problem does not come up again.
