Cracking/pitting garage floor

Hi,
New member here. I’ve been in this house for 8yrs. Noticed garage floor slowly cracking/pitting with white powder and floor looks white in some areas. Is this a drainage problem? It’s mostly one one side of garage that’s close to wall. Wall is next to hedges/plants outside with a faucet. There’s a post in garage (2 storey house) and I’m concerned with structural safety. Part of floor extending past garage door also cracking (see pic). Does floor need to be jackhammered and replaced or resurfacing will do (after addressing drainage issues)? BTW, I’m in Los Angeles and house was built in 1993. Thanks.

If you hadn't said you live in Los Angeles, I'd have suggested salt damage. It's hard to tell from pictures but it appears to be relatively minor surface deterioration rather than a serious structural issue. You could try to repair it but thin patches are notoriously prone to failure over time and hard to color match. The patch often looks as bad as the problem.

I'm thinking power troweled too soon and to much cream was brought to the surface, making the top "weak"

I am no floor expert, but I was thinking that maybe you could grind the floor and then put a sealer or an epoxy coating on it. It may not look 100 percent perfect, but it would certainly look better than what it does now.

That’s what I was thinking as well - epoxy the entire floor after fixing. Thanks.

We suggest patching with an epoxy mortar (we carry these). They are much stronger than cementious patches. Then coat the floor with epoxy to make it look all even and protect it.
