New member here. I’ve been in this house for 8yrs. Noticed garage floor slowly cracking/pitting with white powder and floor looks white in some areas. Is this a drainage problem? It’s mostly one one side of garage that’s close to wall. Wall is next to hedges/plants outside with a faucet. There’s a post in garage (2 storey house) and I’m concerned with structural safety. Part of floor extending past garage door also cracking (see pic). Does floor need to be jackhammered and replaced or resurfacing will do (after addressing drainage issues)? BTW, I’m in Los Angeles and house was built in 1993. Thanks.
