I have a two car garage with an original slab from 1958. The slab is in pretty bad shape, cracked in multiple spots, sunken on one side, and shows a lot of moisture coming through this time of year in CT when humidity begins to go up.
I began working on my finishing my garage last year but did not get it completed. Rafter vents were put in before installation, but there is only a ridge vent and 2 gable vents, one on either side of the garage, and no cutouts in the wood soffit to let air in. Paper faced insulation is up on the ceilings and walls and about 1/3 the ceiling has drywall. I noticed yesterday that the paper on the exposed insulation looked black, and was extremely damp. I immediately opened up both garage doors and the back door to get a cross breeze going. Within an hour or two the paper dried out, and the garage floor slab appeared very wet. Can I assume that this was caused by humidity coming up from the slab and settling on the ceiling?
I am in the process of getting quotes to have the slab completely replaced. I will make sure that a 10 or 15mil vapor barrier is put in for the new slab. Any other things I should make sure of to help mitigate this problem in the future?
What can I do short-term to make sure the insulation does not get ruined until I can finish up the garage? I am thinking I should leave a dehumidifier in the garage for now. Thanks!
