I wanted to post my build which started today 10/27/15 in Seaford, Delaware which I have been trying to build for last 5 years and we are now 3 days in, boy are those guys quick footer dug and poured, and block delivered, rain delay yesterday 10/28, and this morning I awoke to banging in my back yard and the block wall completely done by noon. I am going to backtrack a little because my first thread didn't go as planned. When all is said and done my garage will be a 24x24 with a 12/12 pitch truss system with 2nd floor floored attic storage and stairs in rear. I'm been planning this since I moved in and am finally achieving my dream. I wanted to do a thread of the build as I have learned so much from everyone on this site and I wanted to do the same for all the other garage dreamers out there. I'm gonna try to post on a day to day basis schedule permitting, so as always stay tuned for more, and feel free to shoot me a message with questions , or comments. philip

Not exactly sure what i'm going to do in regards to layout, I am a huge fan of shelving and totes to store things, decorations, kids clothing, and the such, plus my wife is a horder, so I actually have 2 large pallet style racks on order "the kind that sams club uses in their store, but obviously not as tall, as i wanted as industrial as I could get. They are gonna be 8 feet tall x 8 feet long, x 4 feet deep. I estimate I will be able to get approximatley 50 of the 18 gallon style toes on the top two levels while leaving 3 feet of clearance on the bottom for pressure washer and the other yard implement. I ended up going with 2x6 10 foot wall construction so at the end of the day with 1 1/2 course of block above grade, i estimate i'll have about 11 1/2 feet of interior vertical clearance. In the perfect world I would have put a much larger building in my backyard, but unfortunately only have about 3/4 acres and am restricted by county set back requirements and HOA covenants. I will never live in a neighborhood again, i tell my wife, we'll see.......

Little update, the concrete pour had been delayed a few days due to weather :eyecrazy:, however it's construction and weather works in it's own way, so oh well, today the lumber was delivered, looking good, Wyoming millwork has very nice lumber, so much better then the 3 or 4 sheets i have to sift through to get at the big box stores. Tomorrow the concrete floor and apron are due to be poured, I can't wait!!!!!! ps, these pics are from my i phone, i'll try to resume using my other camera as we progress

Delay in weather its 70 out and its been dry for over a week! Wyoming Millwork is great to work with. I'm good friends with Dave the owner. They are supplying my pole bar and house build.

Talked to my builder today, great guy to work with, I've been very happy, got my shingles and vinyl siding picked out. Concrete floor should be poured tomorrow. I ended up getting a 2 foot apron in the front and a 3x2 pad on the rear for my 9 lite door. Framing for first floor should be completed Friday and trusses come Monday!!!!!!!! I picked up my double windows earlier in the week which I had my dad help get them home, we had to lay them flat on his trailer because they are 65 inches tall, I prayed the whole way from felton that there would be no bumps on rt 13, thankfully i had some extra blankets from my time at hurricane katrina, so i used those to pad between the windows. Also got a nice 100 foot heavy duty outdoor contractor extension cord from lowes to run out to the garage for the winter and an additional extension cord with light sockets on it, nice concept, we'll have to see how it works, i just don't have the time or money to hook into the line I had the electrician run when they put in the pool, I guess that will have to be a spring project. At least this way I can light the first floor and work out there if I want to over the winter. Also debating on installing a garage door opener, i was thinking about at least putting in one opener, but money is kinda tight right now after the expense for the Anderson 400 series double windows I purchased as well as the cost to have my vinyl privacy fence reinstalled. I laugh and tell my wife, i should have put the garage in first and then the pool, instead of the way we did it, but oh well. I'll post pics as the build progresses.

Mostly excess home **** storage & possibly reloading workspace for now, eventually looking at insulating and possibly finishing space time/money permitting.

:rocker::3gears:, FRAMING IS STARTED, THIS IS FINALLY STARTING TO LOOK LIKE A BUILDIKNG :bowdown:, I ENDED UP OPTING FOR 10 FOOT 2 X 6 WALLS, I WAS GONNA TRY TO DO 12 FOOTERS, BUT MY WIFE SAID IT WOULD LOOK OUT OF PLACE, I THINK THE 10 FOOT WALLS LOOKS JUST RIGHT, WITH THE ONE ROW OF BLOCK OUT OF GROUND, I HAVE EXACTLY 10 FOOT, 8 INCHES OF INTERIOR HEIGHT, SHOULD WORK WELL FOR MY INTERIOR SHELVING UNITS. HERE ARE SOME PICTURES OF THE START. FRAMING SHOULD BE COMPLETED TOMORROW AND TRUSSES TO START MONDAY!!!!!!!

I hear you there, I think I have a pretty good idea what I want to do as of now unfortunately electricity, possible insulation, garage door openers, etc, will all be on standby due to finances right now, I put most of my garage budget into the upgrades to the initial build with taller walls, floored attic with staircase and upgraded Windows, so the rest will have to wait. I learned a lot browsing others posts on this site so luckily had a long list of questions & requests which my builder was really good about answering & accommodating.

I was gonna do the one door with an entry door in the front, but really the look of two single doors. I thought about building the building myself originally when I was gonna do a 16x20 shed, but once I learned I could go bigger I decided it was far out of my comfort zone with the footer and block, and it's much easier to pay someone who does it every day versus having a pile of dirt in my rear yard waiting till I got time here & there to try to work on it. I'm real happy so far, can't wait for my baby to be done, I figure I cam do the interior with electric and drywall as time and money permit. The kids are small and needy so spare time is a rare luxury unfortunately right now.

I understand... I did let somebody do the concrete and 2 rows of blocks for me and I had the ore fab trusses delivered, had 2 buddies help with the trusses but everything I did... It still has a ways to go but like you I am doing a bit at the time,, just last week I connected the power to the sub panel, a year later....I have 1/2 the insulation in the walls and covered with OSB. I ran rapidair air lines throughout the shop. Now I am in the middle of prepping for concrete in the backyard to compliment my new sunroom,,I am paying somebody to do all that, I learned my lesson with my shop...lol...

Sheating on the roof, roofers should be here Saturday, put the felt underpayment, and shingle this bad boy. All that's left is siding, Windows, garage and rear entry Door and then she will be all done, I can't wait.......:lol_hitti.

I ve learned the hard way that the only way to ensure a good picture is to use my digital camera and manually upload the pictures that way, the pictures seem to come out funny when I try to use my iPad, odd.

:3gears: Here are some pics of the second floor, when all is said and done, we'll have a 20x12 x8 floored attic upstairs, essentially 240 sq feet of extra space. I've included a few pics of my ladder to show how unsafe it would be carrying things up the ladder. I had 3 builders come out and quote for stairs, which I wanted. One guy told me couldn't be done, use a pull down ladder. The second builder I went with, told me no problem, and then added $5000 dollars on his quote. The 3rd builder who came out and quoted my build, stated stairs no problem, he's the one I ended up going with and has been an excellent choice, so far

Here are the stair "drawings" from the blueprints, pretty generic but all I got for now, I'll post pics when it's finished, essentially its 3 stairs up, a small landing, then 12 additional steps, my downstairs has 11 foot walls once all is said and done, plus the height of the trusses, I laugh when I look at pictures of my Werner ladder extended and think back to the builder who said go with attic ladder that's the way to go, I spent four years in Air Force as a firefighter so heights are not new to me but "**** that" walk up stairs are only way to go.

Its been a few days since i've been able to post pictures due to my schedule. We've made progress, the roofing is almost done since they ran out of shingles the other day :sad: , what can you do, so roofer has to come back out and finish. We've got the house wrap up, the windows, and exterior door installed. The stairs should be installed tomorrow, with the garage doors being installed later in the week. Builder is forecasting completion by the 24th, so she should be done by turkey day.

Here are some more pics i forgot to include. Also included some pics of the electric I had the electrician run for me when they put my pool in a few years ago. I have a double breaker 30 amp switch in my 100 amp pool subpanel, so I should just be able to drop another piece of pvc pipe and tie into the underground feeder line the previous electrician tucked away for me into the side of the garage. Still trying to figure out if i'm gonna have someone come out and just knock it out or have my dad and myself do that.
