Delta Shower Dripping Water When Turned Off

I have a Delta Monitor, shower faucet in my condo rental

Wall mounted water control with the stem for the water head coming out of the wall

With the faucet turned off, there is still water coming out of the shower head

Google says this is likely due to a bad cartridge? Yes or no?

Replacement video looks simple.........any tips or tricks?

Probably cartridge. Call Delta and they will hook you up. Lifetime warranty, they will send you everything you need. Not hard to change.

Yes. It is a simple fix and even easier if you are in a rental. Just call your landlord and have them have the cartridge replaced. (The cartridges can be expensive and you pay for all that in your rent.)

Yeah, it's a cartridge. Sometimes, it's a torn o ring. But it's a cheap and easy replacement. As mentioned, delta has a lifetime warranty. But if it's totally driving you nuts, the big box stores should have a replacement. All good info to pass along to the land lord.😉

Good to know about the warranty, but the property owner wants it fixed this week

The Delta Warranty is only for the original purchaser in a residential application.

The OP is not the original purchaser and a rental is a commercial application. So, this fix will take

Delat monitor cartridges are not the cheapest. I just realized this was monitor. Its probably going to run around 50-100 bucks. Sometimes the cartridge gets a little sand or calcium buildup which will cause it to leak. You gotta pull the cartridge anyway, so inspect it when you do. A good cleaning or an o ring replacement may be all that is needed.

$50 cartridge ordered

I hope the 22734 bonnet nut comes off easy, since no one local seems to stock it. Some say it has to be cut off

Tax write off anyways

Hopefully get it installed Tuesday

This is a different application, but I had problems taking off the bonnet on a Delta sink faucet. I applied heat with a heat gun and it came off. It had a small amount of some kind of thread locker on it. Maybe yours will not have that.

I have a Plumber that I call for some jobs; his whole bill is deductible and my Tax Accountant told me last April to get more deductions or start paying taxes.

Wish it was code to have stops in tub & shower valves, sure beats shutting off the water to the whole unit.

I have a Plumber that I call for some jobs; his whole bill is deductible and my Tax Accountant told me last April to get more deductions or start paying taxes.
I never never understood this mentality. So you would rather spend $1000 on a "deduction" than pay $250 in taxes ? I can see it if there are things that you actually need to buy for your business but to just buy something for the deduction makes no sense at all to me.

I just can't get thru his head that all that means is you don't pay the tax.
I would rather have the money & paid the tax then to pay a large repair bill on a vehicle for example

Exactly. I have a customer who bought a 80K tow truck to replace a perfectly good 4 year old one because his accountant told him he needed a write off ??????? If I ever made an extra 80K I would much rather pay the tax on it than buy something that I didnt need. Makes absolutely no sense to me. Now if he had needed a new truck it would be a totally different story but his "old" one was in perfect condition.

Delta Monitor: most likely don't need a new cartridge. Pull cartridge, open it up and replace Delta seats and springs-cost=$3.00
When removing the bonnet or collar it's best to use a strap wrench because anything else will put uneven pressure on it causing it to warp and not want to come off. I've struggled many times in my youth with those collars using pliers and pipe wrenches only to find out a strap wrench giving even pressure turns it right off. 22 years as a handyman, I've done this operation many times.
