Demolition Cost?

I was just wondering if anyone had any idea of what the demolition of a 1200 sq ft ranch home would cost. I could probably have a buddy haul everything away but I'm not sure yet. I'm looking at some property that has a home on it that would have to be torn down. Just trying to get an estimate. I live in Illinois if that helps at all. Thanks!

I had several bids ranging from 2500-4000 for a 1 story 800 sq ft house on a basement that I just tore down. Ended up getting 2 40 yd dumpsters costing 1200 and paid an excavator 480 for half days work. Buried the concrete and left over rubble. Money well spent

If you are in Cook County there is a company that will hold a “demo sale” where the put a price on any and all things that are somewhat removable.
Sinks, kitchen cabinets, windows, doors, fireplace mantels, etc.
I don’t know the dollar arrangements.
I did buy a pedestal lavatory for a quarter of the store price.
I did have to take it out though.
I don’t know why they restrict them selves to Cook County.
If you are not there you may be able to set up the same kind of thing.
Maybe do it your self.
Make sure everybody signs an insurance waiver!
It is just that much less that goes into the dumpster.

That's what I'd do is advertise for some people to strip it out for what they need or want. Or to haul the whole place off. Then talk to the local Fire Department to see if they want to use it for training purposes. That will lower the price of what's left to haul off.

I have seen those on Craigslist and did not know that it was some company that comes in and runs those.... I thought it was just "regular" people that bought foreclosures and was their 1st step to the rehab process;
it seems they are all north and NW of the City...
Me? I'm 2 counties to the South

As said above. Many items can be sold, and some will partially demo for the coper pipes and wiring.

Also, if it is a simple wood structure demo is easier/cheaper. The fire department may burn it for you, if it is in a safe place and contains no asbestos, but you still have a lot to clean after, and that might not save you anything.

Thanks for the replies everyone! I was brainstorming and thinking of different way to do it. I figured I could get someone with an excavotor to come out and tear it down and put it in dumpseters. I think the trusses could be saved and also the HVAC equipment (I think it still works)

I appreciate the replies and estimates. I'm not getting my hopes up yet on the property but we shall see what happens!

I spent $6000 to demolish a 1000 sq ft frame home, haul it all away, remove a dozen very large trees and dig the hole for the new foundation.

Be careful if your going to open the property for scavengers. I was going to do that, but my insurance wouldn't cover my liability.

Will vary with your location. Around here I think we pay something outrageous like $250 a ton to dump commercial trash. No less than 5k for a turn key demo around here

Check and see what kind of permits you need. In the city of Houston you need a permit before they'll drop off a dumpster. I had a hell of a time convincing the trash company that I was in the county and didn't need a permit. I didn't even tear down a house, I was just cleaning up a **** filled property I had bought.

Control burn by local volunteer fire dept. I have done this many times with barns and houses. Send a donate, like 1000!

-donate to make a wish foundation: 'kid gets to tear down a house with a giant backhoe'
-write off costs (consult a licensed tax professional on this)

I've done a couple jobs with professional demo companies. There was nothing left of the house/foundation/utilities when completed. Just a bare lot (no garbage buried,etc). A good rule of thumb for cost on that type of a job is $1 per CUBIC foot. They bring a giant excavator and line up the dump trucks

Don't forget to factor in your local bureaucrats. Some locales require you have a "Demolition Permit" prior to wrecking your place. Cost varies. I know here in Virginia, if you are tearing down any structure, house/garage/barn, and even house trailers like single wides, you need this permit before the job is done.

The EPA has stepped in and made it harder to do training fires with houses. If a dept does it without permit and EPA approval, they might get their *** in a wringer.

Ever think about selling the house to someone that will move it ? Instead of paying soemone to demo it for 5 grand, maybe you can make 5-10 grand?

It is a modular home that really isn't in too bad of shape. It is 40 years old. The plan is for my mother and I to buy the property and build two new houses on it. I would live in the house as it is but my wife says no way!

I was thinking about using the trusses to build a shed or garage.

Check with your local building dept. Most cities will require you to have permits and inspection for asbestos (removal too). On my last demo I spent 10k for permits, demo and removal of a 1900 sq ft house, but that was a several years ago.

Typical modular uses mono or half trusses on each half of house, split at center wall and hinged for transport to lower height of unit.
To use on stand alone building would require support posts and bearing beam in center of
new building. Also many modular companies use an adhesive on the drywall to attach
drywall to bottom chord of truss.

I'm in the demo business. The reason I asked the age of the house was for asbestos. Given the age of 40+ I would assume that there is probably 3-5k of abatement on top of the 5k to demo. You should budget around 10k.

Sell it for $1 with the stipulation that it be moved by a specific date. Talk to a house mover. See if they know of someone who will take it. You will still have a mess to clean up but it will be more manageable.
