Densifier and Sealer or all-in-one?

I’ve got a new 32x30 garage, the floor was pored about a month and a half ago. I’d like to seal the slab, I’d love a cool looking epoxy floor but have neither the time nor money for that. Mostly I’d like to protect the concrete and hopefully make it a little easier to clean up fluid spills assuming I get to them quickly, and I don’t want to have to reapply every few years. I’ve done a lot of reading on this topic and am leaning pretty hard to a densifier and then a sealer. I came across a product: “Concrete Sealers USA PS104 Lithium Silicate Densifying WB Penetrating Sealer w/ Siliconate Repellent” that claims to do both. From my experience most multiple purposes things don’t do any one thing real well, for example this product only have one type of sealing chemical where the sealer I was looking at (Eagle EM5 from Home Depot) has two. Anyway does anyone have experience with PS104 or thoughts on this? A one step process and only having one product to buy seems nice if it works.

This technology works pretty well. I use a similar product frequently, which is Prosoco LS/CS. They both use the same technology: Silicic Acid, lithium salt, Potassium methylsiliconate.

The vendors on here have similar products for good prices as well. Check them out.

To get the most bang for your buck out of this kind of floor, also treat it with a solvent borne penetrating concrete protector as well if you're really worried about oil stains. It's just as easy as applying the densifier.

Be sure your floor is nice and clean beforehand.

Process is to pre-wet a microfiber applicator pad on a mop with your product. Then spray the floor with your densifiet/sealer enough to wet it out but not enough to leave puddles. Use your microfiber mop to work it into the concrete. Keep a wet edge working your way off the floor.

I have had mixed reviews. Ghost shield 9500 I would not use in freeze thaw. TL39 is ok. Seems best results come from using independently

In addition to the PS104 I mentioned, I also came across Legacy Industrial HD39 as well as TrueLock TL39 which all look fairly similar. Does anyone have thoughts on which one is better? Are these products all pretty much the same? The biggest difference I see is coverage rates, PS104 says 350-500 ft, HD39 says 250-300. The HD39 says it has 9% solids, PS104 says it has "more solids than others".

Do you think they will all preform about the same?

I saw that some vendors give a discount to members, any idea if any of these vendors do?

I am looking for more info on the differences of the 3 brands. I can’t find much on the TL39.
