design advice needed

i am going to build a new shop this fall, i would like to build a barn style building, either a gambrel or monitor style.
i have a size restriction in my area for out buildings of about 2100 sq ft.
so i have to keep it under that.
what i would like to build would have a clear span area at the front ( to allow the use of a car lift) with a mezanine area in the back half of the shop.
if possible the barn should be no taller that 25 feet. i looked at scissor trusses, but i doubt they would give me enough head room on the mez.
timber frame interests me. what are my options?

perhaps i should ask...is there a website out there that would help me to design a timber frame building?

PM me your email and i will send you what i did for one of my clients. It turned out pretty nice. It's a "Barn style" garage with a gambrel roof and shed roof on each side. He had similar restrictions you are dealing with. The ridge height was 24'-2" .It's 1744 sq. on the first floor and the "hay storage" was another 613 sq. ft. We called the 2nd floor hay storage but it is really a bonus room 15'-4"x40'-0" with 8' clg. ht.. The 2nd floor room was designed into the gambrel roof truss (walls, floor, roof all one piece). It was very efficient.
