Here is the stairs going to second floor........I routed out the side stringers so the treads and risers fit into them and makes for a real nice, solid feeling set of steps as I want them to hold up for the long haul..........

Here's a few more of the shop itself......still needs a couple pieces of fascia but the outside concrete did get done on tuesday/wednesday.......all the days have been a blur..........

Obviously, I've got a ways to go still.......electrical and drywall,etc. on inside and get utilities to it but gotta take the chance on doing the armorseal this weekend as it is to be sixty both days.......wish me luck.........

Looks great!

You might want to double up on that outside stringer. You can probably put in the second on the inside and get some of the strength back. I like to add a middle stringer where depth is available. You won't know you need it until you get two people on the stairs at the same time. I learned this one the hard way.

Look at the live load factor for the the length of the stringer. Code is typically 100 psf. for stairs, balconies and fire escapes. On 16" centers fir is good for about 16' 3" with 2 x 12s. Usually you figure that the strength of what you have is based on the thickness of what is left after your router work. From what I could see in the picture it looks like you are about 50% of what you started with....

Just thought it was worth a mention, it's your shop.

Thanks for the advice....give me a little more detail,though.....I have employed four 2x12's altogether......one on each side and I have two doubled up in the middle as it stands. The area under the stairs will be enclosed most likely as I will be framing a wall off of it to hide the water heater for the radiant floor and the compressor so any support that will be needed can come from that although right now they feel like an elephant could use them..... real solid feeling. I haven't bought one yet.....the folks at radiantec want 1500.00 for the one they recommend with my kit.....otherwise haven't done enough research. Apparently it has to be labeled and rated for space heating....... Keith

You are going to be okay if you add any kind of structure under the stairs or support it from the side. In the pictures you can't see the the two center stringers. I thought you were going for the open stair look...

The whole shop just looks great. I wish my project was moving along just half as well.

Man, I love those stairs...everytime I look at the photo, I try to figure out how to make mine look like them...mine are open on one side & my wife always stacks things on them...if they were closed like yours, she wouldn't do that so easily!

Wow Keith, that looks excellent! I've been doing the same thing this summer/fall, so I know how you feel about everything being a blur. But I'm sure once you are done, it will all be worth it. Great job, and keep us updated.

Thanks for the positive feedback.....it's been a tough couple months. I'm currently taking the chance on painting the floor. I decided to do the garage floor simultaneously when renting the shotblast machine. I actually painted the garage floor already with the armor seal 1000 in sandstone. I thought I'd give the shop floor all the time I could with regards to temperature and let it cure more thoroughly but two days ago the five day forecast looked like we'd be back down to a high of fifty and so yesterday I went ahead and did the prime coat on the shop floor. Now the forecast has been raised back up.
Anyways, I hope the floor is cured enough not to cause a future problem as it has been over a month since we poured it........ Keith

Floors are painted......

Today I spent a windy day on a backhoe digging a trench for utilities, got most of it dug today. Last week I rented a shot blast machine and while doing the new shop floor I also did the floor on the garage and then painted both with Armor Seal 1000 from Sherwin Williams.........color is sandstone....enjoy

Here is the floor on the garage on the house. I thought about doing it all in tile red but decided against for showing dirt more......I'm just happy to get it down before the snow starts flying....... Keith

Here is photo of one end of the utility lines trenched for the detached shop, I'm almost done with this part. The other photo is of the trench after filling it back in.
I used a backhoe with 12 inch bucket, 48 inches deep running 160 psi water line, then natural gas above that and finally a 2 inch pvc housing the three 3/0 cable and one number 2 for ground.....and a 1 1/4 inch pvc housing the cable and phone lines.......... Keith

What did it cost to rent a shotblast machine ? i looked everywhere a few years ago a could not find a place that rents them in PA.

Thanks for the kind words.....it has basically came out as designed and I am happy with it so far....... regarding the shot blast machine a place in perrysburg, ohio called Jordan's Power Equipment had it for two-fifty a day although I got it on friday and brought it back monday and was charged just one day. I think they have locations around the country.......... Keith

A shot blast machine is used to rough-up the surface of your floor so that the two part epoxy paint will adhere better ........ which will help it to hold up to abuse over a long period of time. It is another method as compared to acid etching the concrete.... Keith

I have been following your posts and just went through them all (since you made it so easy). Your garage looks better than my house, and I think its bigger too! Please continue to post your progress.

Those are some kind words.......thanks for the approval. It has been anything but easy or cheap but I'm hoping it's for the long haul meaning we won't have to ever relocate again. I will continue updating with photos as it goes along as I know how much I've enjoyed looking at some of those on the site here. Tomorrow is gutter day, today the walk in door got wrapped (trimmed).....
The inside will be next and it will take awhile I'm sure but will continue with the photo tour. Thanks again....... Keith

Here is the thread I referenced in the flooring section regarding my experience with the armorseal for the floor. It sounds like you are happy in the end with your finished product just would've liked to avoid the "extra steps". Anyways, here is the thread I was referencing as I haven't got to be on this site much lately and haven't worked on the shop lately....... Keith

Off hand do you know the pitch of the roof and lean to? Was the trusses made for the lean to or was it "added" to the roof trusses for the rest of the garage? Also, the area with the lean to, is that just a slab or do you have a footer underneath. Sorry for all the questions, thinking of building a garage with lean to for additional storage and just trying to get some ideas...

Sorry, it's been awhile since I last checked in on here......my first visit since the new site ownership and since our last hard drive crashed! Anyways, been working on the inside framing walls,etc. I bought a lift also, but have it hidden until after the inspector signs off on the framing so he doesn't get it in his head that I am going to be a business or anything.
Regarding the trusses/framing......the trusses were ordered as attic storage trusses to some heavier specs than maybe what I could have went with, and I drew up my blueprints to accomodate the township guidelines, meaning that my "mean height" had to be no more than 18 feet, which is halfway up the truss between wall height and peak height. I have 3 inches to spare with these trusses.
Then, I specified that I wanted the lean to twelve feet wide and 24 foot long with the support posts 12 foot on center so that I didn't have 4 posts, just three so it wasn't so busy looking. This meant we had to go with a heavier beam for that span but am happy with the results. Doing this also gave me a more consistent roof line looking from the front. I actually that there would be no change in pitch at all but it did end up having a little change as the post height didn't get set exactly as I had called for but all in all I am happy about it. The lean to was then framed into the building and tied in with the trusses. The roof pitch is six twelve.....the trusses for the shop cost a little over four thousand I believe. I got lucky as I ordered the lumber package for the shop less than a week before hurricane Katrina hit, so prices hadn't yet jumped.
Anyways, will add some interior photos in the near future as I have framed in a wall along the stairway to second floor and a 12x22 foot area for a dirty room that will eventually be a paint booth of sorts for when I have to do some painting........
