Hi all- I’m hoping for some guidance for best way (and cost effective) to air seal a single room I will be framing and insulating in my detached, uninsulated garage/barn structure. I am going to build a golf simulator in this room and would like to be comfortable hitting balls during winter temperatures (Massachusetts zone 5). To start, I would just use an electric space heater while playing and don’t care to maintain a comfortable temperature in the room when not in use. It doesn’t need to be perfect and fully conditioned. That said, I would like to do this in a way that will allow for addition of mini split system or some other type of heating/cooling system… the room will be small about 22x13 with 10ft ceilings. The existing structure is 2x6 24OC construction with a vented gable roof (cupola and gable vents). The flooring is osb and plywood with 2x12 joist down below with 4 unused very old horse stables and a garage door that opens to the back field (entire structure built on a hill).
I plan to finish the insulated room walls and ceiling with about 50/50 plywood and drywall (golf balls and drywall no bueno) and looking for any tips on creating a decent air barrier while doing so. The plan is to just use fiberglass batts for ceiling, walls and floor. Should I just hang the batts and drywall without over thinking it? Should I seal everything? Should I use any additional vapor barriers/ poly? How about some foam sealant?
and finally I am curious about the floor. Since it is an existing plywood floor with unfinished space below. The room will be 20% vinyl flooring and 80% artificial turf… should I buy any barriers down or seal any seams in addition to what is already there? Is it worthwhile to put batts between the joists in the stable area? I’m assuming I would want to use unfaced so that they can breath?
Thanks for any guidance and any tips are much appreciated! Hoping to be told I am overthinking everything lol
