detached or not

just kinda wondering.

my garage has a door that goes from the house to the garage. so that is attached.

the guy behind me has a garage that is on his house but he has to walk outside to get to it. would you consided this attached or detached since you have to go outside to get in the garage.

i am saying its attached since it is hooked to the house.


just a little debate between friends and was wondering what everone else thought??

I'd say it is a detached garage with a breezway. If it shared a common wall with the house then it would be attached. The only thing attached is the roof, not the garage.

I would say that legally it is attached. I have seen some on this board attach their shops with a covered breezeway in order to get around size restrictions on detached garages/buildings. Check with your local governing body to be sure of what qualifies if you are cosidering building. Chip.

Terminolgy varies with location. Around here, if you have a house that has a common wall with your neighbour.......in real estate terms it would be known as "semi-detached" or a "semi" for short. If it had a space wide enough to put your hand in, it would be classed "detached"

If you lived in W. Canada, a house with that common wall would be called a "duplex"

Back in central Canada.........if your half of of that semi was broken up into apartments, it would be said to have been "duplexed"

Garages would be classed similarly.

For insurance purposes, even if it shares a covered breezeway or any other connection to the house, they call it an attached garage.

Some builders have even "attached" a basement wall (leaving the houses above ground separated) to allow what appears to be detached houses on lots too small for two dwellings.
As to duplex v/s semi-detached the difference here is that duplexes are under one legal title whereas semi's have separate titles.
