I have an older home where the PO enclosed the attached 2 car garage. I'd like to get it back to a usable garage and go with a single 18x7 door. This looks pretty straight forward, demo the floor/sub-floor, support the ceiling, demo old garage door area, frame new entrance using appropriate header, move an outlet, install doors, install door opener, etc. So I have been trying to get quotes for the work. I am using Angie's list but only 2 of 5 folks have contacted me back. First guy is a GC, won't give me a written estimate he just says "you pay what I pay" so the estimate could be + or - amount given verbally. I don't like that arrangement, just doesn't seem smart.

DFW area folks do any of you have recommendations? I am in the SW Fort Worth area near TCU. I know there's a lot of this I could do, but I have to be honest with myself work, kids, etc make it very hard for me to tackle this kind of project in a timely manner.

Thanks for any help you guys can provide!

Call Travis Construction 817-731-4469. I used to live in the Berkeley neighborhood and used Travis for 4 different projects including building the garage. They built the garage at my current house. They will not be the lowest bidder but you will not have to worry about the work getting done on a timely basis. Check their references they have done work all around the TCU area.

Most likely the old header will still be there so it's just getting rid of the framing inside of that to restore a rough opening for an overhead door.

One thing you might not have thought about is that if they brought the main house AC vents into the garage you'll have to get them disconnected or it's a serious fire hazard. Also, hopefully they didn't do anything stupid like change the fire-rated entry door to the house to an interior door, or add a door from the garage to a bedroom.

The old install had two small doors with two small headers I'd like to go to one 18x7 or maybe 18x8 if possible.

No vents in the garage.

Thanks for everyone's input so far!

Ah, going with one big door might indeed require some significant re-framing to provide an adequate header. Hopefully there's enough room for it!
