So, I bought a house that hadn't been occupied for 2 years (obv electric was turned off during that time). Since it had no electric service for 2 years, I had to get an inspection to get it turned back on. Inspector gave a list of things he wanted to see fixed before it'd pass. (List below).
Electrician gave me a fair price, and got everything moving ... i thought.
Turns out, my backdoor exterior light, and exterior plug don't work, and I just discovered that the electrical on 1/2 of my basement (the finished side!) doesn't work either.
When I talked to my electrician about it he simply said "Yeah, I'm not sure why the electric outside doesn't work either".
I told him that I'd assumed that working electric to at the very least the interior of the house (including the basement) was in the scope of the work performed ... No response from him yet as to whether or not he agrees..
What are your thoughts? Is it reasonable to expect that the electrical would work throughout the house after inspections? Or was that a mistake on my part?
(ps paid over $1300 for this work to be performed)
SCOPE OF WORK:
We will make minor repairs in the first floor to include:
1- install flush wall boxes on the wires in the rear kitchen wall for the wall sconces
2- install a blank plate on the box up high on the wall in the stairway to the basement
3- cut the wall to get the wiring into the wall for the attic light switch in the garage and cut out the lampcord and plug at the adjacent receptacle
Outside rear work:
1- furnish and replace the two wall lanterns beside the rear door at deck
2- install a ground wire on the mast pipe down to the ground rod
3- install a multi-systems ground lug kit on the ground wire and install the supplimental grounds on its
In the basement:
1- replace the 100 amp subpanel in the basement corner to the right of the 100 amp fused switch and separate the neutrals and grounds in this switch and panel
2- eliminate the air conditioning disconnect to the left of the switch and feed this circuit out of the new subpanel
3- run a new #4 bare copper ground from the main 200 amp Cutler Hammer Panel above the ceiling to the far corner and connect it to the 3/4” water pipe that brings water into the house; this is the primary service ground.
4- install a connector and plastic bushing on the top of the 3/4” conduit coming out of the top of the hot water heater
5- install a bonding jumper from the hot to cold water pipes on top the hot water heater
6- make any other minor safety repairs that are noted as this work is being done to prepare for the re-inspection to turn the service back on.
