Okay my original plan in the next couple years was to tear down my current 18x26 garage and build a new 38x24. Now other then a few small issues with my current garage (nothing that makes it unusable) I ran into a little dilemma regarding what I should do.

I'll give a bit of information first, currently I store my 2 bikes (street and dual sport), quad and snowmobile in my garage all year long. I actually have a second snowmobile and a snow blower that is currently being stored in my fathers garage as I'm short on room. I also store my car during the winter months and it is parked in my garage during the summer months when not in use. (Don't trust people enough to leave it outside) Last winter my car was stored in my fathers garage because when I need to do work on my truck I have no room for everything plus the truck. My dad is a good sport about me storing more **** in his garage then he does, but I hate not having things on hand when I would like to do mods or general maintenance to them.

With that being said here is my dilemma, wait the year or two and tear down my current garage and build the bigger one or get myself set up to next summer leave my current 18x26 and order the supplies set/plans for a 20x20 shed/2nd garage. I would use the 2nd garage to store everything but my car, which would leave enough room to store my car in my current garage and still have room to get my truck in if I need to do some work on it.

Now normally I would just say screw it, eat the obvious extra cost and build a brand new garage. However what is making me think twice is the other issues I'm going to run into after my current garage is torn down if I was to build new. Currently there is a hydro pole just off the back of my property next to where my garage is now (and where the new one would be), the guide wires for the pole are in my yard. On top of that the wires for my neighbor to the North run across my yard. I would have to pay to have the current pole adjusted so the guide wires wouldn't be in my yard, as well I would have to have another half pole installed further towards my neighbor to get my neighbors power lines away from where my garage roof would be.

This would end up being an extra cost right off the start not to mention for them to dig for a new pole placement I would have to remove my entire fence and I'm willing to bet my lawn would get torn up from equipment getting back there. Building the 2nd garage seems to be a better and better option for me the more I think about it, I haven't done all the measurements yet, but from a quick glance it looks like if I put in the 2nd garage I could avoid all the hassle with the hydro poles.

I'm currently going back and forth between ideas with the good and bad. The only issues I have with my current garage is the lack of room, which new or a 2nd garage would eliminate anyway, the other issues is the current garage door and ceiling height. Now I figure I can always do some work to my current garage to get a bigger garage door so that issue would be gone, and for ceiling height, well that is only an issue for the garage door height. Currently my garage door is 8' wide by 7' high. If I build a new garage I was going to go 16' wide by 9' high, however I think I can modify my current garage to make the door 12' wide by 8' high and I would be satisfied with it.

With all that being said, what do you guys think of my options? I'm sure you guys will think of something I haven't. Also one last thing, I have rough cost estimates for both options and they are majorly different. Rough cost to tear down and build new is roughly in the $50,000 range, could be more depending on the hassle with the hydro pole and lines, rough cost to build a 2nd garage and keep the one I have as well is roughly about $10,000-$12,000.

Well.....I can feel your pain.....I pretty much went through the same thing (see garage build in my sig).

First...it would help a little to put at least what country you live in....I'm going to say Canada based on you calling the electric pole "Hydro".

No matter which way you go....finding a place for your **** while you do a garage is a PIA. Have you considered a public storage place for the "not needed now" junk? Now is also a good time to get rid of stuff you don't need.

You car will survive one winter outside....

Now those pesky power lines....here in the good ol' USA....at least in CA, the power company is not allowed to run your neighbors power lines across your yard. Same for phone. If it was me....there would be some downed power lines in my yard......

$50K? You must plan on paying someone to do it. I built a 2-story garage...including demo and getting screwed by the concrete contractor...$30K.

Oops, thought I had done that before, fixed now, and yes Canada hehe.

The issue is this town was originally owned by the mine that set up here, so the town was built quickly, at the time they would hire on 500 people in a week and might have been lucky if 30 lasted, because people didn't want to live in work camps, so they built the town to get people to stay, not looking long term. Leaves issues now that they sold off the land to the town.

We get screwed on everything here. Guy I work with just built a 24x30 other then the concrete he did it himself, it was almost $40,000. Concrete alone was almost $15,000. About 7 years ago we built a garage for my father, 20x24 and concrete was $7,000 and total it worked out to around $18,000 and naturally prices have only went up since.
