Looking for a recommendation for my residential ~600sq ft garage. Pics of the garage are attached. I bought the house in 2015 and do not know the history of the current floor. Didn't do a water test yet.
I've been looking at several products like Rust Bullet, 93 or 100% epoxy, acrylics like 6525 from Legacy, sealer/densifiers, and polyureas (likely out of my price range). I've contacted some companies with basic questions and I'm formulating my plan of attack but want to get the opinion of a wider audience before I jump in.
Preferences and considerations:
1. Price of around $600 or less, including any surface prep, rentals for hardware, tools/rollers. I have some basic tools but not most items needed for typical floor projects like large rollers, a sander/grinder, acid etch, cleaner/prep material, gap fillers.
2. Looking more towards an actual coating with solid glossy color (grey) based on aesthetics and easy clean up. Open to a clear floor (like densify/seal) with cost and simplicity in mind, but concerned about how well I can clean out and cover any stains based on prep needed, which at that point I may as well fully coat with preferred solid grey?
3. Simplicity- Of course I know it won't be that easy and know prep is important! But to any degree I can minimize complexity, that would be appreciated! If I need to grind or etch, that is fine. But if not, I won't be complaining. I'm on the lower end of experience with household projects but I'm planning a week in mid September for this project and hopefully a few more.
4. I will have some cracks to fill, see pics. Not sure if some of these would be "covered" by certain coatings, without need for separate prep.
5. Don't need ultra high level resistance properties, probably just moderate. The floor will mainly house two cars and basic tools/lawn equipment. May see occasional car fluids and such, and lots of salt from roads (live in Northeast USA).
Let me know if I missed anything or if I could provide more background/info. Any recommendations are greatly appreciated.
