The goal is way more than just a set of plans at the end when you hire an architect -- you are paying for details.

A couple of weeks ago my impromptu meeting with the central vac guy was interesting ... I happened to be on site the day he came and I saw him over at the plans table. He looked confused and asked me about placement of the outlets .... I told him we had made provisions to hide some in cabinetry with doors ... but -- not all had been figured out yet.

He had marked a few spots on the walls -- I mentioned that nothing goes on the walls. The electrical outlets are in the big moulding ... he had trouble with that because there is no shoe moulding. I said -- you center it?

My builder came in a bit later and told me not to worry. I like to hide the services .... thermostats drive me nuts

Many thanks to all the replies. Lots of good color.

Update -

I had phone calls with 7 local architects over the past several weeks. All great conservations and pretty websites to thumb through. I used primarily Houzz and google to locate the prospects.

Oddly, I was surprised by the pricing differences. At the high end, one company quoted 10% of the total build budget. The low end was $100 per hour for a 'design consultant' to help with designing but not the formal plans for the city and builder. Others were $5 to $10 sq ft.

In the end, we chose Michael and sent him the plot and CCR's today to start the process. We owe him our wish list and 'inspirational' photos in the coming days.
