I hope everyone won’t mind me littering the GJ with one more “Garage Build” thread. I had been debating whether or not to start a separate thread but after seeing so many great responses and suggestions that other GJ’ers made to folks during their garage builds I thought it wouldn’t hurt to get some collective wisdom or experiences from other members who happened to stop in… so with that…Welcome to my Garage Build.

In starting a thread I am not smart or [insert any other adjective here] enough to think of a clever name with a cool double entendre like Jack Olsen’s “12 Gauge Garage” or Ryan’s “The Atomic Shop” but fortunately for me I didn’t have to be as during this last GJ Secret Santa gift exchange I was lucky to receive the following sign from Glen aka “Creativecars.” Glen made this awesome sign to hang in my garage and thus Duker’s Barndominium thread had a name!

This has been a long journey getting to this stage and I won’t bore you with the details of how I got to this point, but lets just say this concept has been rolling around in what little brain functioning I have left for more than a decade.

Stage 1: Find some property…

For the last few years, my wife and I have been casually searching for some land that would serve as our weekend retreat and perhaps turn into our retirement home. The goal was to find a piece of property that was 1.) Close enough to drive to for the weekend with the goal of being under an hour and half one way. 2.) Would have enough land for animals (i.e. horses, cattle, goats, dogs, deer) or whatever else my wife dreamed up. 3.) Have water, i.e. tank, stream, etc. and 4.) Would be big enough to build a workshop (yes the last one was mine.)

In October of last year we closed on 18 acres an hour from my driveway to the property front gate. The back of our property has a river that runs out to Lake Livingston, which is the second largest lake in Texas. The river, which is navigable by boat, is a 5-minute boat or Jet Ski ride to the main body of the lake.

Stage 2: Clearing Land…

Since we closed on the property we have been under-brushing and clearing the land to determine where we wanted to build. Fortunately about half the land was under-brushed before we purchased it but much of the trees and debris had been pushed against the fence lines. After about two weeks of trying to manually pull or lift dead trees out to cut them I said this is “nuts” and went and bought my first tractor. I grew up in the country and rode my friend's families combines etc for summer jobs but this was MY first tractor and I have to say I am rather fond of driving it! My wife says I have big “**** eating grin” her words not mine when trolling around the property.

I originally went to buy a Kubota tractor but my experience with the dealer was lets say... less than enjoyable and I ended up going with a friend's recommendation of the Branson and so far I have been very happy with the tractor.

Of course when you buy a tractor you have to buy some implements and the first were a box blade and a shredder. I purchased these from Everything Attachments - hokey Youtube videos but they make so damn nice implements.

Here are some shots of the property. We have a timber exemption and since we needed to clear some pines from the property we brought in a crew to clear out some of the really wooded areas and these guys are amazing.

I guess you would call this a skid steer but it would drag the trees over to the cherry picker to load onto the truck.

Stage 3: Storage…

The tractor was a huge improvement but now I had the issue of having to trailer the mule and the tractor and store them in my driveway back home, which was not ideal especially for my wife, and I am sure my neighbors.

I began to shop around for some interim storage and the best deal ended up being a 40’ High Cube container. With over 9’ at the door I could drive in the tractor without having to puts the ROPS down and still have room for other storage.

I created a level pad for the container.

Of course, once you figure out that tractor implements save you time, energy and most importantly your wife from having to move as much brush by hand it becomes an easy choice for her and gives you permission to buy more… and that’s just what I did…

For Valentines Day I bought my wife a Grappler. Now you may think I have gone mad ( and a good case can be made for it…) but it has turned out to be a stroke of genius! While the tractor made quicker work of clearing the brush it was still a chore to cut the logs into manageable pieces and then toss them into the bucket or trailer and take to the burn pile. So, I presented my wife a card with a picture of her new gift that would be arriving in a few days. She thought I was kidding but I told her it would keep her from having to pick up chunks of wood and other big pieces of brush she said, “we shall see…”

Stage 4: Drafting plans…

Now that the land was pretty much cleared and we could get a feel for the topography etc it was time to come up with a set of plans that would meet my wife’s needs and let’s face it the most important aspect…my workshop!

We have finally settled on this basic floor plan. The building is 40’x 100’ with a 12’ porch on each end and a 20’ porch on the front.

First floor: The living area downstairs is 1600 Sq.Ft. The loft is 1049 Sq.Ft in the living area. The woodshop is 1600 Sq.Ft. with a 520 Sq.Ft. loft and the metal shop is 800 Sq. Ft. The metal shop will have a scissor lift built into the floor. The woodshop will have in ground dust collection.

The garage door in the living area will be a glass door with a passing door similar the this one so that we can extend the living area out onto the porch when we have friends over.

Stage 4: Electricity, Well and final plans. My electricity should be good to go this week (post more about the drama there later) and the well goes in the next two weeks. Hopefully our architect will have the final plans done in the next two weeks as well. Stayed tuned for more....

Don't know that we have the Branson tractor over here, I did have the kubota in mind though.

Damn duke this is just going to be stellar. Our plans are to head to Texas in the next year or two. I've really been looking at the canyon lake area south of Austin but with how awesome your property is will need to do some more research :). This will be fun to watch, congrats and good luck!

that location is perfect for a weekend place and the plans are really nice. my parents did the same thing sort of. lived in houston and had a weekend place in round top, about an hour and a half away. good luck with the build.

Thanks JB for coming a long for the ride. I might have gone just a tad overboard on tractor accessories but I figured that amortized over remaining work and retirement years the cost doesn't look so bad!

Wow Duker, looks like you are off to a good start. I have cousins and aunt near Houston in the Woodlands area and cousins and friends in Georgetown. I can see a day trip the next time I am down there. Make sure you have room for that Snap On tool Box you are going to win.

This is all your fault...you set the bar so high with your workbench build this is what I have to do to keep up! :)

My folks live not far from Canyon Lake and it is a nice spot. There are some great spots around Texas and if your coming from SoCal your dollars will go really far. My wife and I love the piney woods so we wanted to find something with lots of trees, water and the proximity was perfect. Small town but has a hospital system (you know, needed when I fall off the tractor) and yet fairly close to a major metropolitan center.

def a close call on the tree. where i grew up off memorial, we had lots of big trees like that. many got wiped out in the sept. '61 hurricane (carla?) tho. did it flood in your area?

Jim, no flooding in my neighborhood but we know of quite a few folks around the area who had water come in their houses.

As for the tree, I definitely was lucky as it could have been much worse.

Thanks, I hope to have the final plans soon and I will post a better copy of the PDFs.

As for the metal shop, I am a third generation woodworker so I guess it's in my blood but I have become a big fan of those who can manipulate metal. I am building more pieces that combine metal and wood as I like the contrast in both style and construction techniques.

Besides the 800 sq ft for the metal shop I will also have a 1200 sq ft barn on slab that will be available for larger scale projects if needed.

Thanks guys for coming along for the journey. Not much progress so far in the build as it is moving painstakingly slow to get stuff done. I did manage to get my well in this last week after a rain delay. I will post some pics of the electrical and the well and a little color commentary about those adventures later this weekend.

Just kidding .. Thanks for checking out the thread. I was actually just visiting yours checking out your latest cleaning spree! Btw, nice space you have there. I am hoping to turn my envy of shops like yours into an actual reality for myself but it is going much slower than I was hoping.

Amen to that. Circumstances with my family haveput this project on hold for a long time. While I don't have a unlimited budget I am finally glad to be able to start down the path of having my own shop.

I also love your sign.
I love the sign too! That is one of the great things about the GJ is that someone would spend their most valuable resource - their time, to make a great gift like that for another member - someone they have never met.


You have a nice piece of property and soon to have a great place to top it off.

I wish I had an update…. The barndominium is in a holding pattern waiting on bids, which is taking much longer than I anticipated. We were also robbed a few weeks ago losing one of our ATV’s and the small 12’ trailer for them. It takes a lot for me to get mad but that really ticked me off. In my mind, I am secretly replaying over and over the wishful scenario of catching them in the act when the reality is I probably would have freaked if I had really caught them in the act.

I do now have game camera’s hidden through out the property and a couple of these little beauties …. Spartan GoCam

This is a motion activated, Black IR capable cellular camera. It will take pics or video as its activated and send the pictures via cell to me in real time. The cameras weren’t cheap but each is only $5 a month added to my existing cell plan. If they come back I have done some other additions and surprises to make it a lot tougher to get to stuff. While I would love to stop any other attempts I am hoping that until they are caught they will move on to other easier targets.

Of course, the camera will also pick up the occasional 4 legged critter...

I hate to say this, but the instant I saw that you were going to use an on site shipping container for out of the weather storage, I knew you would be robbed. The piney woods of East Texas are full of outlaws that feel that stealing from "city folks" is a rightful redistribution of wealth. They don't see it as a crime, they think of themselves as Robin Hoods. Now that they have seen your pretty red tractor, they will be back for it. You need to make friends with the sheriff and hope he isn't related to the theives.

I hate to admit it because I try and see the good in all folks but you might have a point. While I can't guarantee I can stop them, I have made it awfully tough and dangerous (risk of getting caught) to try it again so I guess that's the best I can do. And as for the Sheriff, my neighbor is friends with him they have been very responsive to the situation. Thanks for checking into thread and for the comments.

Thanks for stopping by and letting me know about your Barndomimum project. First off, awesome plans. :thumbup: I would love to find a couple acres that backed up to a creek. (Wife, backs up to a beautiful beach) So an hours drive puts you still within Houston city limits. :D. I was wondering if there was a small town or medical facilities close by but you answered that.
You have a very nice floorplan. Is the room or area in the center of the house part of the wood shop? I really love the glass garage door for extending the living room to outdoors. I've never seen a glass garage door with a personnel door built in. Way cool!!!!
Hope you find the shipping container as useful as mine was. Also I hope you don't experience anymore thief.

I will be watching my dream become your reality. :thumbup:

As fast as Houston is growing it might be a part of it soon!

You have a very nice floorplan. Is the room or area in the center of the house part of the wood shop? I really love the glass garage door for extending the living room to outdoors. I've never seen a glass garage door with a personnel door built in. Way cool!!!!

I had to change that door as we actually visited with some folks who had that door in their house and they hated it. Everytime the wind blew it would rattle and the threshold is awkward and for a 5 $ figure door I would expect better quality so we went with this door instead.

Our's is only 4 panels with one panel having the option of being a regular entry door. It will still open up like we want but I found the quality I was looking for in a door.

Thanks for checking out the thread. As for the door, as I mentioned to Shorty above had to make an adjustment to the door but I still like the idea of the garage door and wish I could find one with the quality I would be happy to have in my home especially considering what these things cost.

Thank you for the comments. This one of those times you hope Karma is a *****! :) I can't argue about the people we have met around our property. They are all terrific folks and have bent over backwards to help us out and we are very greatful to have them as neighbors.
