I am about to start a 28x48 garage. The garage will be divided into 2 sections 28wx30l and 28wx18l(wifes side). I am going with a gable 8/12 pitch roof to match the house. I figured the slab with footers and labor will run around 6K. I received the first take off from my plans which included all lumber, roofing material, 3 walk thru doors, five windows, and hardy plank siding and trusses which came in at 8.6K. This take off did not include electrical or inside wall coverings, or either of the 8x10 roll up doors I want to get. My basic goal is to get the shell of the garage up in a timely manner then take my time wiring and finishing the inside. I have a concrete dude ready to go on the slab. I am trying to decide if I should (with friends / family) tackle the framing or hire out my rough framing ,up to getting shingles on. If I go this route I will still do the Hardi plank siding. The problem with friends and family is always the coordination it takes to get a work day going and I do not want this structure exposed to the elements for a long time. Does any one have an idea of what it would cost to have a shop of this size framed up? Also I am thinking of roll up doors vice regular garage doors. The thinking here is that roll up are more durable in hurricances and they are compact and out of the way when the doors are up. I am surprised I do not see more roll up doors on GJ. Am I missing something in my thinking about doors. I have an intial budget of 23K to get the shell of the garage up and weather proofed and I am thinking 30K upon completion. I live in South Mississippi and labor cost are probably among the lowest in the country so I think I am being realistic on my estimates. I am still undecided on putting wire in the slab.
