Epoxy floor prep question-HELP!

I have a 4-1/2 car garage and I only want to do this once so here's my problem, I degreaser my floor with Zep granular degreaser and I have acid etched it as well, now when I do the water test it bubbles up only where the car tires are. I use tire dressing alot so I'm thinking that is the problem, any ideas on how to get the dressing out of the concrete? I am gonna rent a diamabrush from HD but is that enough? Any help would be greatly appreciated!!!!

I am no expert but this is what I think you could do. If it is only a small area you may grind down aggressively in those spots to the depth of at least 1/4 inch and then use 2 part epoxy compound to patch it. Or you could use a cold chisel (masonry chisel) to dig out the affected concrete and patch it back.

Does this have any texture? Or if your floor is wet could someone slip and fall?

No texture other than the flakes....I will have rugs in walking areas when complete

The tyre dressing has a silicone in it which penetrates the concrete. I have coated floors with that on there and adhesion was OK, but not fully tested. I have seen other contractors epoxy coat over silicone and adhesion seemed to be OK, but you will get "fisheye" effect, which are small rings on the surface where the epoxy separates.

I would not recommend coating over it. Also I have tried everything I knew of to remove it such as paint stripper, solvents, caustic, acid and detergents with powerful high pressure water blasting too. Diamond grinding did not remove it either although I did not grind deeply.

Sorry I cannot recommend anything.

Update....last night I scrubbed the floor with simple green and lemon soft scrub and it looked a lot better....this morning I rented the diamabrush and ground the floor and then pressure washed it real slow with max pressure and it looks even better....so I'm going with it after it dries out for a few days with a dehumidifier....I'll keep you guys updated....thanks for all your info!!
