Epoxy flooring in Beaverton Oregon

Hello all.
I’m putting our house up for sale and would like to coat the garage floor prior to sale. Presently, it’s 20 year old concrete with minor cracks and various old stains. It’s a three car garage - tandem on one side and single on one side. I’m removing everything from the garage and will do very minor drywall repair and full painting.
Questions:
1) What surface would you recommend?
2) Should I do the floor first or the painting first?
3) Any recommendations for a floor epoxy installer. Beaverton is 20 minutes south of Portland, Oregon.

1) For best long term results with epoxy coatings, diamond grinding cannot be beat with a properly executed chemical etch a close second.
2) Do your floor 1st and mask off for painting 2nd.
3) We will be introducing a budget friendly 100% solids epoxy product in the very near future that would be ideal for this application. If you have any inclination for a quick and easy DIY project that will save you quite a bit of money over a "professionally" applied coating and, at the same time, increase the marketability of your home, feel free to contact me directly for more details.

Likely true. That said the listing will be ~$1.6M so a tiny fraction of price. My usual practice is to sell anything I have in near pristine condition. Presently, the garage floor is the only “eyesore.”

Based on 600sf
* Acid etch one day, let it dry for five.
* Apply 3gal of our 100% solids MPE clear (no colorant)
* Next day, apply remaining 3gal tinted.
All done, looking super sharp for ~$1,000.00 + your time.

You are never going to get your money back by paying 5K for someone to do epoxy. I'd just leave it.

What fraction of the listing price it represents is irrelevant. A waste of money is a waste of money. As others have pointed out, buyers aren't going to appreciate it.

I will also add that you run the risk of something going wrong and royally porking your attempt to sell the place. Have you seen the horror stories on this and other sites about lingering smells, botched floor coatings, and all other manner of issues? Floor coating is not without risk and the only reward you get for taking that risk is that you make less money after the sale than if you'd done nothing at all. No judgment, it's your call, but personally I don't understand the rationale.
