I have a fairly new (5 years old) 26 x 26 garage with the existing concrete in excellent condition. No big cracks and not a stain on it anywhere. I am considering having my floor treated with epoxy by a professional. This is a parking/polishing garage and not a ******** working garage.

I live in Minnesota. Assuming it was done right with the right materials...what is the life expectancy of this?

I have read reports where some have experienced blistering and other anomalies due to the concrete heaving and what-not that appear to have been of no fault of the installer. Its a pile of money to me to have this done and wish it to last but perhaps epoxy is not the best choice in this location. i I would be seriously dissapointed to find out that this is something that needs to be repaired every year.

Or not?

My chosen contractor is using high solids materials, grinding...all that. Has been doing this for quite awhile...references. Seems legit. Charging me 4.00 a sf or somewhere around 2700 for a 26 x 26.

Done right it can last for decades!

Price sounds good as long as he diamond grinds and has good references.

Zrxpilot did you ever get this done by a contractor. I am looking for a contractor to do my garage floor in Minnesota. I've talked to a couple but all the different types are getting tiresome to figure out which is best for me...epoxy, polyhybrid, polyurea, and polyaspartic.

Partial flake system: primer, 100% solids epoxy-partial flake broadcast, Polyaspartic topcoat

Full flake system: 100% solids base coat, flake to rejection, buff, 2 coats Polyaspartic or (1) 30 mil coat squeegee and back roll.

These are what we install in the Orlando market. We also do a Nohr-S version of each.

4.00 to 5.50 psqft.

I'm in MN as well and the price seem reasonable to me. My wife and I just finished our 24' x 40' garage ourselves and we had $2400 into it and $900 of that was paying someone to diamond grind the floor.

I went with Sherwin Williams Armorseal 33 Primer, 650SL/RC Epoxy, and HS Polyurethane. I'm sure all of the forum sponsors have equal or better systems, I just wanted something local in case I had an issue or needed more product.

What part of Minnesota? Would like to get a quote from your diamond grinder if they work in the cities. I'm in Lakeville.
