Evap Cooler Sizing Validation Needed

Looking at doing an eval cooler in my garage. 25*50*15=18750 CFM. To circulate every 2.5 minutes, I need a 7500 CMF cooler based on my reading. Or ~9,375 to get an exchange every 2 minutes, which wouldn't break my heart unless we're dealing with diminishing returns on the sizing vs. cost. I'm being told to install an Aerocool PH6232 which while it says that the Industrial Standard Rating is 6800, the website shows that max CFM is 4430 at 0.0" and decreases from there. Based on that, the air would exchange every 4.3 minutes, which would by my guess only drop the ambient by about 10*. Since the PH6232 seems to be the biggest unit for resi, I'd have to go with the ID 5000 w/ 1.75 hp motor.

Can anyone set me straight if my thinking is off base here?

Anyone have a good explanation on ISR? What I'm finding is that it is a baseline measurement that equates CMF to a BTU ton.
