What is about the average upper mid-west ,Minn,SD,IA,NE AREA

Labor cost for a 32 x 38 with 12 foot sidewall, just the shell

no concrete, no electrical

3 10x10 doors, one small window, one walk in door , LP siding

I am getting bids and they vary extremely ?

If I was bidding it I would charge the materials cost plus 10% for labor.

So if the materials cost $1000 I would charge for labor $1100.

Throw out the high and the low and shoot for the middle to upper middle. Although S.D. IS atrocious for low wages. It IS a "right to work" state. When I was there in the 90's non Union contractors were paying $6-7 an hour for a carpenter with tools. Union was $12. Chicago non Union was 22.75 and Union billed out at a minimum of 47.50.

SoDak is fairly low wages compared to other states but, in recent years it has gone up quite a bit ..worker shortage here , anyone willing to work could find a job in a matter of days

very difficult to find anyone to do any parts of the building process, you have to keep calling until someone actually shows up ..

I did discount the low bid, only because he can't make any guarantee of when he might be able to do it ..

I've never used a formula like that. Sounds wacky to me. So much for a lineal ft of wall and sq ft of roof is more like it.

However, I'd explore a T&M arrangement with pay every couple of days and with no up front payments. With T&M you can fire a crew midday if you have to. The cash incentive always works for me. I consider T&M the wholesale cost of building so I prefer it whenever possible.

You do need direct supervision though. At least a couple times a day. And you need communication each day. You can't leave a T&M job to run itself.

Concrete is done, that was $7400 for everything (no driveway yet)

I had to tear down a old building 1st, that cost me $2000.00 labor and disposal costs .
