Feedback on my floor plan before I build

I'm looking for feedback on my first attempt at a floor plan.

My main building constraints: 30x40 max footprint and 8/12 pitch traditional roof with 16' max peak.

The back half of the upper level is partially open (cathedral ceiling) to allow a lift on the back right parking spot. I know I am just at the limit for length of vehicles on a lift but think this will give me the most flexibility.

Primary use will be for a 65 T-Bird and 64.5 Mustang rebuilds but I want to be able to do some wood working too.

What do you think?

I think that if you have a max peak of 16' with a building that is 30' wide and a 8/12 pitch roof you have 6' sidewalls. Actually a little less than that if you figure on the height of your trusses. I'm assuming you have a code that has 16' max height for garages?

Yes, that is what I came up with too. I meant to put it in there that I talked to the builder running the HOA until we are 80% complete and he said he would work with me so I think I can get squeak to 18-20' peak...

If I am looking at your drawing correctly, how are you going to get a car on a lift located at the upper right corner of the lower level? Doesn't the overhead door need to be where the mandoor is shown?

Add a utility sink and some counter top near the side door, against the opposite side of the wall from the shower.

What is the proposed lift orientation, front to back or left to right. Front to back you only have 18'6". That will be a major PITA to get a car on the lift. If you centered the rear door it might make it easier.

The drive through doors are a great idea for any shop providing you have the room for vehicle movement on either end.
Is there a reason for the stair well in the middle of the shop? I would try and reverse them by putting them on the bathroom door side and move the man door over to allow for stair access. This will allow for more room in the main level. This could allow for about 26' of open space on the right side of the shop.

You don't have enough room between the overhead door and the bathroom wall. Can you rearrange the bathroom and narrow it and eliminate the 1'-9" landing and have the top of the stairs just even with the upper floor? Put 5' upper wall directly over lower beam if that is what other line is on 2nd floor.

When I looked at that the first though I had was why a 6' wide hallway between the stairs and the loo? I would try to get part of the loo under the stairs by putting the stairs up and over where the shower is. I also see a mistake I made in getting the OH door to close to the side wall, you show 1'4" it think. I would have 3' minimum there if I could. If you repost another drawing put a North pointer in that makes easy for us to refer to north, east, south etc.
