Feedback on plan

As we work to finalize plans for our 28x34x11 outbuilding w/vauled ceiling, was hoping to get some feedback on the plans and point out any potential issues you guys see.

The space will be used for:

- storing a few motorcycles and wrenching on the classic one when it breaks down
- snowmobile
- side by side
- eventually a sports car (possibly on a lift)
- constant tinkering
- "safe space" for buddies in the neighborhood to show up and hang out as needed

The first revision of the plan had an open loft with bar looking down on the space below, reclaimed wood walls, etc... bids came in just over $200k and I just couldn't stomach it as cool as it would have been.

I simplified this version and also plan to GC the project. Looks like we'll get it done with nice finishes for around $100k (maybe less).

A couple of things I could use feedback on:

1. Thoughts on vaulted ceiling? I really like the high ceiling and open space... if I had to give up the loft, thought this would make the space "pop" a little bit and give more room for the lift.

2. I would prefer to have the gabled side of the building face the front (it's a nice looking feature), but need the garage door tracks to hug the vaulted ceiling and follow it up. Sounds bi-fold doors from Schweiss would be $10k plan framing for them.

3. Anyone have a good source for gas and oil signs? Getting a little ahead of myself here, but what the heck.

What am I missing and not thinking about in the plan? We're in MN and will be doing full frost footings. Also going to have floor drains and a sink, but they can't be shown on the plan (sshhhh).

If you are breaking ground, probably a little late to change anything.

You do have a trench drain shown on the drawings. If you have metered water, don't know how you stub into the garage and at house and hide it until C.O.

Without a turn-around the hook in the driveway may be hard for many to back out of, or navigate when others are parked on either driveway.

Surprised you don't have deep-heel trusses with your insulation reqmts.

I'd probably switch the "workbench" and "bar" areas. Shenanigans by the door with the more window area, not needing to walk thru all the in-progress work. Back bumpout for work, but windows do limit stuff on the wall, sparks, slipping a wrench on the vise, whatever.

Even for a mostly "showroom" garage, number of receptacles seem light. Plan if you want any lighted signs up high and reels down the center aisle.

A safe place for the neighborhood guys will need a toilet and handwashing facilities.

The only thing I see that would possibly help out Is a loop between the home and shop aprons. For turning trailers around. I have this issue at my home, and a loop
Makes all the difference. Swing into the house drive, hit the loop , then back into the shop.

Are you putting in heat, vaulted ceiling makes heat load a lot larger

For me, I'd want at a minimum the ability to back out and turn around. Further, I'd want to be able to back up a trailer to the shop. Looks like you could pull that off with a driveway that goes closer to the house and doesn't have that hook, unless there's something in that space I'm not aware of.
