Finally getting started

Wife and I are building a new garage with an attached house (my take on it anyway) The garage is 28 x 54 and 2 story with a full apartment upstairs. The lower level to the new house has been framed but the timber frame structure won't be raised until early November.
Hope to get it closed in before cold weather so we can work inside all winter.

The planning started about a year ago and we visited Goshen Timber Frames early this year, but we didn't break ground until this summer.
The wife has been keeping a blog of progress and you can see that and the houseplans at:

We are superinsulating and the timber frame is wrapped in sips and will be as tight as we can make it. Geothermal HVAC, ERV, hybrid water heater, and passive solar are all being integrated to see how efficient we can make it.

The garage will have one bay for my four post lift and two bays for our daily drivers. We considered hydronic floor heat, but since we still have to have forced air, I decided against the added expense and will use those funds in better insulation.

I need to address lighting for the garage soon.

This is the front of the garage. There are 3 dormers in the upstairs apartment. The lower area will house the pool equipment, a powder room and a small kitchenette for the pool area.

Is this your garage or your wifes garage? If it's yours, I'd make her change the wording a little. Real men don't have powder rooms. :lol_hitti

Dormers done and windows planted. Onward to pouring the floor next week, then stairs and the timber frame raising the first week of November.

Great priorities -- garage first, house second! I really like the size of the garage, with the full-sized second floor with dormers. Nice job. Looking forward to see how you finish out the inside of the garage.

The timberframe has been delayed due to some timbers that didn't meet grade, so it may be February before the weather allows that part of the build. In the meantime we are proceeding with the garage. Plumbers will be there today to rough-in the bath and lav. Electrician will finish his rough this week too.

The porch is now framed up that runs between the house and garage. Eventually to be screened. With all of the rain we've been getting, the site is a mess....but the pond is full !

Nice looking place you have. What style timber frame are you building. We love timber frames and almost went with one ourself when we built. Just never could find a builder we really liked.

The plans are on one of the tabs. We are using Douglas Fir timbers and had some trouble with them when they started cutting into them. At this time we are waiting for new wood from the west coast.

The dormers carry the headroom of the space out another 8-10 feet. Alot more floorspace and sunshine (when it shines). The full bath is located in one of the dormers. The one dormer on the back overlooks the lake on the adjacent golf course and affords a nice cross breeze when the window is open (when it isn't raining).
Can you tell it's been a little wet here? In the last 3 days, we've had almost 4 inches of it and we're getting forecasts for a very snowy winter.

It's been awhile since I last posted but nothing to show unless electric and plumbing rough-ins are your gig. (Really, I've spent most of my "spare" time reading Thomas' 1930 Auto Shop restoration, so we're gonna blame him :)
All seems to be set for the timbers to be delivered and erected on 1/9. They say that the house will be up and the sips installed in 7-8 days. We then have to be sure the roof is dried in to protect the T&G ceilings.
The geothermal wells were drilled in one day. 5 wells, 185 feet each through solid rock. It took just over an hour for this massive beast to punch a hole in Mother Earth.

One of these days I'll start another thread with the 200 yr old log house I renovated and the jewel of a garage I got with that property.

The weather has been holding up and Goshen Timber Frames started raising our house on monday. I'd like to post many pics of it but time is not allowing right now.

The lovely and gracious Miss Melonie has been posting some at the blog daily.
These guys are building an amazing structure...this thing is going to be so tight!
