After lurking for years, I finally decided to lay VCT in my garage... The garage is still a work in progress but the floor is in. I sealed and finished it with Zep products from Lowes, but not happy with the durability of the finish, it looks great right after application, but within a few days it looks pretty bad. What does everyone else use? Thinking I may have to epoxy coat it to get something hard enough to not scratch so easily...

Floor prep was the longest part... Concrete patched the expansion cracks, then diamond ground the high spots and joints. Degreased to be sure it was clean and pressure washed a few times. Probably 3 days worth of prep and dry time (an hour each day), then the glue took about 30 min per stall and another hour per stall to lay the tiles and cut the edge tiles. So for a 3 car garage it took my about 2 weeks because I couldn't completely empty the garage for days at a time. 1 week for the first two stalls then I moved everything and did the remaining stall the second week. Needs some cure time before parking anything on it.

Looks Great...
I want to do VCT on my floor and up in my Loft (Adult Play Room)
I am real worried though, because I do Bodywork and Paint here and there also.
It may just be something that I can Polish off.

Nice job, it looks great.

I understand your frustration with the scratches. I get them too but I burnish the floor once a week so it is not that big of an issue for me.

However, I am in the process of replacing tiles, stripping the floor and re-waxing it. I am going to try the below product from CleanFreak. It is a Urethane Fortified sealer and wax. It was a little over $100 for four gallons delivered. I'll post once I know how it looks and holds up.

Keep us posted! I'd get a buffer but don't really want to give up the room for it...
