Years I've been working on this and it's finally a reality. Going to be adding a two story 39' x 25' garage/shop to the home. Have to convert the existing garage to livable space to satisfy city codes bit that is ok since we need the space any way.

15 years ago we moved out of our little home to this place and I picked it because the price was right with a modest 1700 sqft brick ranch with a 20' x 25' attached garage. They key to the place was that it had an acre lot which should be large enough to build any size shop I wanted, so I thought. Down side to it was the home sits on a slab on grade so the garage became the catch all for anything that didn't have a place in the house.

Year two in this home I built a nice shed to accommodate all the lawn equipment and such. The city limits on sheds is the structure must be less than 200 sqft. I opted for gambrel roof style pole barn, two story. Turned out really nice but it quickly filled up.

We knew we were going to have to do more so I went to the city for all the details to expand and the outcome wasn't good. Apparently the existing garage and the shed almost put us at our limit and my dream building wasn't going to happen without a variance. Knowing our neighbors that was going to be a challenge in it's self. So on the shelf the project sat. Eventually the space became so cramped I had to start looking into this. Everything I was trying to make wasn't working because of all the clutter crammed into the space I had sharing it with the rest of the household.

First, I found the plans that seemed to fit us with what we need. The garage will have an attic that will be used as if it was a basement, storage for everything that we don't need every day. Second the main floor is divided in to two areas. The front will be 25'x25' with two 9'x8' garage doors and a back room 25'x14' with a 9'x7' garage door. Almost 1000sqft of garage and 500sqft of storage.

Getting this approved I had to change the original garage to liveable space so we're converting that to a bedroom, utility room and a storage room. This changes our sqft to 2300 which allows us 1150 sqft of out building. So that number is close enough and they approved the whole project.

Permit is in the window and the excavator is in the driveway, SO THIS PROJECT IS A GO!!!

Here's the shed I built in 2008. 16'x12' with a loft. Perfect for all the tools and such for the lot. Mower, tractor, tiller, power washer, etc... Man the things add up over time. IMG_20190410_160331.jpg

Footings mostly dug, gotta clean up some of the area where it flooded. Goal for this week is to have them formed up and ready for inspection Monday.

Rain, rain, rain and mud!!!! Yes there's alot of both and this is going way slower than I'd like because of it. Cleaned out most of the mud and water the other day and got half the rebar for the footings in. Today it rained all day so nothing got done inside the trench, except I was able to cut all the pieces of rebar needed and got the hooks bent on them. Well, regardless of the weather tomorrow I'm getting the rebar in and calling for an inspection. Hopefully pour concrete Tuesday.

I really wanted to start this project last summer or early last fall to get all the sight work done when it's dry and my backyards dirt is as hard as cement but the city wants building permits closed within six months. Sure would have made this alot easier. Hopefully tomorrow can call to have the footings inspection Thursday or Friday so I can pour this weekend.

Plus side is, no real rain for a week. So things should start coming together. I'm sure this is thee hardest part of the entire project, so I'm just about done with that. We've had an unusually wet spring here as well so I understand the frustration, at least you're able to make a little headway and know that things will really roll down hill from here.

I missed the post with the shed, is that on a slab or? A backyard shed to ease the burden on my garage is on the list this summer...

The shed was put up when I bought the house too house the lawn maintenance equipment. Mower, snow blower, shovels, rakes, etc.

It's a pole barn with a crushed gravel floor. All though it's really small for a barn, but still poles in the ground for support.

When I built it I didn't realize that it's square footage would take up a portion of the ratio for out building.

I can relate regarding the super wet spring; being on the other side of Oakland county (...I believe that F-hills in in Oakland...). I see that you're digging through it anyhow. Are you going to finish this out-building in brick, like your house?

Eventually the brick work will match the house. I might be short in the budget right now because of some other upgrades and machines I'm doing but I'm putting a brick ledge in the foundation and bricking up few feet at least. So when I work on grading out the landscaping I won't have to disturb that work again later when the exterior brick gets done. The shed has a fake brick on the bottom we really like so we want to match that style for now. That has the Owens Corning Ware fiber siding.

Congrats on city approval for your build. A lot of us wouldn’t know what to do with a 1 acre lot. Best of luck

I completely appreciate the wet ground. Right off the bat we incurred additional costs due to super saturated ground as a result of all the rain. Between stone and the concrete footer (18" thick each) I've got 3 feet of material under my foundation block. The upside, we discovered it and will have little settling issues in the future.

I could have just rented an 8"x 42" trencher and just trenched I line where the walls are, filled it with concrete and rebar. But just like you said about the settling and all the other future problems that might occur with that style I wanted to avoid. Since I was doing it myself I felt it was worth the extra work. Bottom line is that this extra work has added two or three weeks to the build, and in the long run, that really is nothing.

Here's the first two pages of the plans. 39x25. Main garage 25x25 and a back garage 14x25.

I am going to divide it up with a double man door connecting the two. The front area will be one stall to the left will have enough room for the car to park in and the rest of the area will be wood shop tools and such. The back area will be where the metal shop and welder station will be.

I went with this so I could keep the dust and Sparks from each method of work separate from each other to minimize hazards and to keep the organization to a maximum.

That's good. When they did mine, the machine cut through OK, but the contractor still had to get down in there with an ax and cut some of them out of the way.

I was fearing the challenge before I started because I knew they were there but I think because the amount of rain we've had they have been saturated with water and cut through very easy.

Rain, rain, and more rain. First inspection had too much debris in it, so I had alot of work to do. Well that paid off. Now cement coming tomorrow and block has arrived today.

Well, the footings are poured and we are past that stage of the build. Now it's time to start the block. So far that part had to be the single hardest thing I've ever done. Not that it's so complicated to know what to do but it's all physical hard labor fighting mother nature and working wet concrete when it's somewhere it shouldn't be. But that's all behind us now.
Tuesdays should be a good day to start the block.

Ok, I know, it's been a while since I have last posted but showing pictures of rain and muddy work doesn't change things. But today things are starting to come together. Most of the block is in and backfilling where I can. Excavator goes home this weekend, man that's a fun tool, would love to be able to own one. 400 blocks installed, and no I'm not a mason, only did it myself because I knew I was going to be burying them, my apologies to all the skilled brick layers that have to look at this.

I can't say that I went over budget as much as I went over time allowed. Main cause, didn't get nearly enough help that I was expecting from the teenage boy or the wife. After a while you realize what you're going to get.

The brickwork is unfinished because I don't find any pleasure in it. Not my thing. It is mandatory to match the house. Didn't want to skimp on that or the cement fiber board siding.
