Finding a builder/framer

Planning to build a 32x40 stick built garage this fall and am in the planning process of finding a builder / framer. Location is Outagamie County WI. Current plan is to tear down existing structure (27x36) and do the stick built in its place.

Current structure to be removed


As you can see the site is pretty level so the additional size won’t require much site work.


Current specs and plan
- 32x40x12
- (2) roll up doors
- 1 man door
- 25 of Attic trusses. 15ft of scissor trusses to allow for two post lift to be installed. Stairs access to attic
- 4” reinforced concrete except under lift where it will be closer to 8”
- insulation, drywall and heat to be added later

Hopefully come in around the $30k number in materials and build cost (maybe I’m crazy thinking that?)

In starting to find a good builder I will research locals with family and friends, home advisor and other websites of the sort but curious to know if there are any other good places to find a reputable builder. Primary need is setting walls and trusses. All interior work (insulate, rock, paint, electric etc) I plan to finish so the ask should be minimal in terms of time on site.

If you plan to insulate I would spec to insulate under the slab. Also spec out the roll up door sizes and insulation level, will definitely effect cost.

I do travel for jobs, but youre a bit too far! LOL. I would drive around and see if there looks to be any recently built garages or houses. Stop and ask the homeowners about their builders. If you have a "real" lumber yard in your area ask them as well. They will surely recommend a reputable builder. Home Adv is ok too. I used to work through them until... well we had a falling out and I will leave it at that. Keep in mind, there main requirement for service providers is to be licensed. There is no qualification involved regarding skill level. That's about it. Building a garage is not that big of a deal and any decent builder with some experience should be able to accomplish the task easily enough. Good luck.

Also, forgot to add, if youre planning on demo and doing away with the current pole building, for not much effort it can be dismantled and reused. You may be able to work that into a deal with a contractor looking for cheap storage. I got a barn just about that size many years ago that we took down for a larger replacement. Doubt you have Amish in your area, but around here they would take it down for free. Better than paying to put it in a dumpster and haul away.

Roll up doors are spec for insulated. Under concrete was only going to do unless I find some extra money and add pex for a later boiler add etc. Critical to heat or more of a nice to save money down the road for insulation under the slab?

That was the plan exactly. My concrete finisher is planning to take it down. It’s his if he takes it down! I’m not sure on Amish construction but something to look in to.

Man i think you will be north of 30k for sure after hiring a builder. If i were you i would just rebuild what you have there. You could probably save 10-20k.

I think you're going about that wrong. Will your open and enclosed trailer fit in that bldg ? If they do, keep it for trailer storage, technically she won't lose any more square footage of the yard.

Not only that, it'll help preserve the life of those trailer getting them out of the weather. For her, it gets the trailers out of her sight.... "making the property look better"
