I'm looking for a shop with some land and spotted this. Its a 40x60 that has the slab and plumbing already in place, mobile home on over an acre. Waiting to hear from the seller. No good pics yet.

I bought a house in 2008 from a co-worker, that is a 1300 sq.ft brick ranch with a 24x40 steel building, sitting on 1 1/4 acres. The building had insulation board above the double door and a couple light bulbs and sockets, with a hydrant right outside. I had to wire the rest of it, insulate and put up osb on the ceiling and walls. I installed a Big Maxx heater and all is good.

A40'x60' would be a nice size shop.
Is the slab for a stick built or metal building? And anchor bolts in slab?

i found my place on c-list of all places .
i have a 1 story ranch 2 bedrooms . then full finished basement 1 master bedroom and bath . the house has a 4 bay garage . the shop is a 1800 sqft play pen built for automotive from the beginning . it has a 2 post lift already and paint bay .
the shop did need a LOT of finish work . i had to have the shop sprayfoamed and wall fill foam since no insulation . re did the lighting . and the shop does need a water line trenched out to it at some point .
if i had to of built the shop and other stuff ther is no way i could have afforded it .
so if this shop is even in the ball park of what you have in your head you will most likly be money ahead in the end buying it if the price is right .

Fortunately being a warmer state where you're at, I'm guessing, you really don't need to worry much about a footer.
I know if I found a place like that with a slab done and no footer around here, it'd be getting a footer outside of the slab, foundation wall done and then pour the area between the old slab and new footer. Heck if the slab is square, the basic layout is already done, you'd just be extending it.

If it comes with plans of what they built so far and/or were intending to put on top of it then you'd be way ahead.
If there's no documentation then not knowing what's underground for footings, reinforcing (or not) could be a PITA.

Unfinished is a fixed term in a residence and a loose term in a shop.
One man may want or need far less than the next. Power to lights and a few outlets for me but a welder would want 240 200 amp service. A painter wants insulated for stable temps. Some guys want an office and ******* too.
Cheaper to adapt another dream to your ideal than build from dirt up. You will be fixing a few cobbles as you go along.

Lost interest, ran out of money, permits expired.
Got one right next door, 36x54. City Manager told owner it'll never be anything because his permit expired and they won't renew it. CM could be over ridden with a little effort but still -
^ ^ ^ ^ Wow, what a shame. That would be super nice-size shop !!
OP . . . might work out to your advantage w/ partially finished
a) finish it how you want
b) bargain down price
c) upgrade electrical/etc while still wide open

Only pics of the shop slab, it does have a storm shelter entrance in this slab too. Has a 20x30 slab also, This would be a long shot for a purchase, cash would be king here, not sure I'd want to take the cash from my retirement account for this.

Well - depending on the deal, you might. Land may bring more future value than that money in the retirement account. Or the pleasure of owning. Or, figure what it would cost to replicate vs purchase which is "money in the bank" in real terms.
Small land purchases are very hard to finance. If you're in a credit union, maybe have a better shot. Whichever - "I'll pay you cash" can really motivate hesitant sellers.

I'm really trying to see this property sooner then later but the seller is waiting until its cleaned up. I can't tell from the pictures where it's at and all the other mobile homes isn't really the location I want......I guess if I need to pay cash I want a nice location.
