First post, need advice on new pole barn

Hello, long time reader first time poster . I'm making final decisions on new barn but have a few questions and could use some advice.

1. My original proposal has scissor truss throughout(2 post lift in back of barn at later date) , any reason not to cut that back to regular truss in the front half to save a few bucks? Or is there an advantage to scissor throughout that I'm not thinking of ?

2. Any advantage to a vented cupola over ridge vent other than looks?

3. Did you negotiate the price of your barn? If so how much did they budge if any?

I received 3 quotes so far on:

30x40x10 with scissor truss 4/12 pitch
2' clear panels on one 40' eave wall
3' 6 panel vinyl entry door
12x10 insulated garage door
Double bubble
12" overhangs on all sides

Company 1(smaller barn builder)-13,900 ish. Concrete around 4900 more.

Company 2(one of biggest companies)-14,400 ish, concrete arond 5200 more.

Company 3(big company also) - forgot about me , rushed through written proposal after contacting them a second time , mistakes in proposal, spelled my name wrong so I ruled them out.

How do these prices look?

Welcome to Garage Journal. If you would be so kind, could you put your state you live in into your profile? No need for a city, but just a state. It helps to answer questions, and it helps us to even ask you questions. Thanks so much.

For your trusses, you can switch from a scissor truss to a standard. I would make an access door though just in case you need to get into that area for some reason.

I wouldn't put clear panels in if they are plastic. After a while they start to look tacky. If you have the room, and you are going with 8' doors, put windows in the top panels.

What is double bubble? Is that the insulated bubble wrap? If so, I would strap the ceiling and put in standard insulation. I think it works better.

As far as pricing, the prices look great for the size of the garage. My addition, although not pole style is only 2' smaller and 4' smaller than yours both ways (28'x36') I have 10' walls. I was also able to get a 2 post lift in on one side and am able to lift my Dodge Ram up tall enough to walk under it. You concrete.....can you get references from #1 and #2 and check out some of their work? You don't want to get things built, then have ****** concrete work. But I would check them out no matter what to see what sort of work they do. If they have nothing to hide, they will be more than happy to give you some references.

Agree that concrete work, done right, takes a lot longer (and thus more expensive). "Concrete" can mean a lot of things, but typically is not reinforced.

A cupola looks very cool but I don't think it makes much difference in the performance, just try to equalize cross-sectional vented areas top and bottom. Was probably best-practice before the ridge vent was invented.

Scissor truss on 4/12 pitch roof will get you about a 2/12 pitch on interior (i.e. Not much slope). Might be cheaper to build taller sidewall and go with standard trusses.

Also, don't forget about site prep. That's usually a decent number.

I am having a 28 by 40 by 10 pole building garage built in March. Mine will have 3 8by10 Insulated Haas doors with Colonial windows. 1 30"by68" man door with glass. 2 3'by3' windows. 1foot overhangs all around. Roof insulation,1/2"perma board. Housewrap,R30 insulation in ceiling, R19 in walls. Bright white Liner Panels on interior walls and ceiling. Snow guards on roof. Gutters. Cost: $24075.00. Concrete work including 22' by 60' driveway and french drains on 2 sides of building : $10500.00 I will wire and install heating myself. I am located in Clarksburg WV.

I think that would give me an extra 22" of clearance 5' each way off of center , which should be all I need for the lift and ceiling height while avoiding another 750 dollar variance from the township (height variance for 12' walls)
