Hi Garage Lovers. I want to say Hello, and introduce myself and the new garage. A few years ago, we bought a little bungalow on the Intercoastal Waterway in central Florida. Before we move in we are renovating.

We demo'd the old two car garage, and added 1200 sf column free air conditioned space w/ 12 foot ceilings for a lift. Located around the ceiling perimeter are a dozen 18"x30" sheltered awning-type windows designed to promote flow through ventilation to aid in evacuating engine heat when the garage doors are shut.

The rear garage door opens onto a parking pad. The raised wood section is part of the old kitchen; and the block structure on the right is the shaft for an elevator up to the new second floor. The view out the back is pretty nice too.

We're < 1 mi. from the beach, so everything is hurricane rated. The builder said my architect should have built bunkers for the Maginot Line.

Those older Florida homes were really well built. Many had terrazzo floors. They fell out of fashion due to cost but forever classy. If you have terrazzo it is well worth preserving.

The second story floor is on, covering garage space

Added the trusses and second story flooring. We also added a 30 foot I-beam to provide an open span. The garage space has an entirely different character now that it is covered.

Note the 30 foot steel beam... That's where the overhead hoist on a trolley will be installed.
