Fixing a leaky roof

I have a small building that has developed a leak on an extension to the building. The extension is 10’ x 19’ See sketch. I plan on knocking down that extension within the next year. Very shoddily built. I have a tenant in there now so I need to put in a stop gap leak fix. The tenant uses the extension area as a shed, storage room.

Based on a quick google search what i have up there looks like rolled roofing. Can I cover what I have up there with rolled roofing, 1” nails and asphaltic roofing cement? Again this is a temporary fix.

My tenant took the pics so they’re no very telling of the problem.

If you're tearing it down in the next year, I'd try to do it on the cheap first. I'd put done a thick layer of black roof asphalt roof coating over what's already there.

I would tell the tenant that I am planning to demolish it so I am not going to spend much money on it. Then see if you can fix it with a couple of caulk tubes of roofing mastic. If not, the tenant can use it with a couple of leaks or I would tear it down tomorrow.

There was a 3” x 1” hole where the wall meets the roof. Patched that.

The aluminum rain gutter 90 elbow joining the gutter from the wall to the roof wasn’t secure. And the roof gutter straight run had a crack in it. Patched those as well.

Hopefully that does the trick.

I agree. A couple of coats of asphalt emulsion (Henry 107 works well) should last more than a year. If you decide you want a longer lasting repair, add polyester fabric.

If it’s just for a year or two, go to Harbor freight and buy their silver tarp large enough to cover the roof. Get a bunch of 1x3 fitting strips and cover the roof with this. I have a poor bright needing a new garage roof but no money. I did this to his garage roof and works great and here in Pa it’s good for 2 years. You’ll have less that 100 bucks and half a day to do it.

Most of us seem to be in agreement another layer of roll roofing is overkill if you stick to your schedule. If for some reason you do go with another layer 1" might be a bit shy for your nails. If your tear down is in the 2-5 year range I'd put another layer. If you were to be looking at reroofing that for longer or once it is rebuilt I'd suggest skipping the roll roofing and put down some torch-on.

For a real short term fix, I would go with tarpaper (feltpaper) and furring strips. Not all that expensive and should last for several months.
