1 and 1/2 stall garage is all I have but I can see the beach from it! Need to clean it up, starting with new paint over flat white on the walls. Am I better off with five gals. of cheap ($55) Olympic flat antique or two gals. of a better paint for the same price? Should I be staying with flat paint?

Since it's your garage, I'd at least go with a semi gloss. A flat paint will show every spot that you come in contact with.

semi gloss on the wall allow you to clean it, but also show every inch of the stucco. I would prime with oil based primer and a top quality latex egg shell interior or low lust exterior paint. two gals of each should do it
