Floor Coating Recommendations - Old Epoxy Floor

I recently bought a house in the Phoenix metropolitan area. The garage floor has been epoxied sometime in the past and my guess is it is 10-15 years old. Adhesion is good everwhere and no tire pick-up or staining, it just looks a little tired.

I'd like to improve the cosmetics of the floor. It is just a solid tan color now.

This isn't a 'forever' house that calls for grinding the the old coating off and reapplying - is there any topcoat that would give it a new durable finish?

A clear coat can renew the finish and enhance its appearance. It requires degreasing the surface first. After that, rough it up with 120 - 150 grit sandpaper to provide the proper surface profile for the coating to adhere to. You can make quick work of the process if you rent a floor maintainer from your local home improvement center. Purchase a couple of 120-grit sanding screens to go with it. They can set you up correctly if you tell them what you are planning to do. Use a pole sander or orbital sander for corners and edges. The goal is to rough up the surface without removing much of the coating.

Sweep/vac and then wipe it down with denatured alcohol or equivalent applied liberally to a microfiber mop pad. Once you do that, you are ready to apply the clear coat. Don't worry about the cosmetic surface scratches from the sanding. It all disappears when the clear coat is applied.

Use a high-quality, clear coat material. I would recommend a single-part polyurea. It wears longer than epoxy, is highly chemical and stain resistant, and is also UV stable, meaning it won't yellow when exposed to sunlight. Lastly, it's very easy to apply. There is no mixing of two components; it has a long pot life and can be applied out of a paint tray using a quality 3/8" nap roller.
