Ok, for the last 18+ yrs, I yearned to finish my floor. Either paint, stain, epoxy, or snap lock tile, I haven't had the time or money. I also have an issue.....I run a small part time motorcycle repair shop out of my garage. I have 2 lifts, tire machine, tool boxes, welding carts, torches, welders and at any given time, 10-15 motorcycles in house.
That being said, I thought that a snap lock tile would be easiest to install with my continual space constraints. So ...the questions

1) with snap lock tiles, is there an issue with having a motorcycle lift on top of the tile? they weigh approx. 300 lbs empty, up to 1000-1100 lbs. if I have a heavy full dresser on the lift. The weight is supported on 2 steel wheels and a square tube.

2) Has anyone tried concrete stain? and how would it stand up to constant traffic of motorcycles rolling over it?

3) garage floor paint, better or worse than stain?

I need easy clean up surface, nothing slicker, that can be done in sections. Can be done with minimal down time. And after all the thought of snap lock tiles, that probably wont work due to the cutting/welding I do from time to time.

If it was me:

I would not go with PVC or polypropylene tiles for your application. I think they are going to be difficult, at best, for you to keep the entire floor clean. I love tile, sell a lot of them, but not a great fit for this.

Coatings are the 'traditional option' I would consider 4 coats of Rust Bullet. Its been tested to incredibly high temperatures and continuous use at 313 degrees BUT lets face it, if you are going to weld, you are going to have to take precautions or live with the issues.

Before you do anything, I think you also need to talk to Scotty at Legacy about some clear sealer and densifier options. If you can budget it, you might also want to discuss a full broadcast of 3m color quartz into a high build epoxy system with 2-3 coats of an aliphatic urethane to finish it off. Just pricey and time consuming.

If you do any broadcast at all, chose your blend carefully. Most of our mechanic shops prefer a light to medium single color broadcast so they can find parts.
