Floor Finishing Dilema

So I was just about to seal my garage floor(1 month old) with Chemmasters Safe Cure and Seal 309(recommended to me from local masonary supply).

I decided to call Chemmasters to ask a few questions

Long story short, I found out that unless you acid etch, densify, then put down another much more expensive sealer than the 309, none of the standard grade sealers will resist oil stains.

I was under the impression I could go out and get something such as Thompsons water sealer or equivalent for $50 or so, roll it down and be done with it.

I do not want to epoxy coat at this time.

My new thought is, just leave concrete as is, because what is the point of putting down a general sealer if it wont resist oil/staining.

This is a residential garage, not a shop.

Mike:

There are acrylic sealers that do not require acid etching to be installed.
They will resist oil but not gasoline.

Your product looks really good, pretty much what I need.

Unfortunately, I just found out the Chemmasters 309 that I purchased in non-refundable which *****.

Are you familiar with this product? I know it's from a different company and you would much rather see me buy yours, but i'm stuck with this now and need to know if I can put it down or if its going to do me more bad then good.

It says it is "Safe-Cure & Seal 309 (formerly known as Safe-Cure & Seal 20) is a water emulsion, styrene acrylate copolymer curing and sealing compound with U.V. stabilizers for maximum yellowing resistance. It is V.O.C. Compliant, produces a medium gloss continuous film which protects concrete surfaces from intrusion of water borne contaminants and dirt."

Sounds like a general purpose sealer?

I agree with you, use what you have. Unfortunately, I don't know what this product can or can't do.

im in the same boat looking for something to put down to give me that wet look easy to sweap and resist some oil.. was looking at kure and seal 30 but no one near me has it. any place in nj i can get somthing to use.
