Floor, pre coating questions

I’m in the process of buying a 60 x 60 building. One of the first things that will happen is to coat the floor. I’m planning on Nohr-s.

While looking around today, I came up with two questions.

1. The prior owner put down some sort of floor coating. I’d estimate about 150 square feet in two locations. Can I just grind this off before I start with the new? Do I need to grind it to bare concrete?

2. One “room” that I think I’ll tear out, has two 4” holes that were core drilled into the floor. One goes all the way through (about 10” thick) and the other is just a couple inches deep. Can I fill those with hydraulic cement before coating or is there a better product?

I'd definitely get to bare concrete under the coating. As for the holes since you are coating over your best bet would be to use either a two part repair epoxy or two part polyurea.
