Flooring Advice for Leased Auto Garage

Just leased this garage for a steal.



Can't wait to build my customer base. Been supporting all budget drift cars and high end American and exotic horsepower for the past 2 years.

Since it's only a lease and may not be our permanent home I am definitely not trying to spend a ton on the flooring as it will only benefit the owner and future renters...

Will be installing a lift or two and main concerns are hot tire pickup and UV damage.

I also have a Home Depot credit for $500 do I'd like to use that if I could to get the proper kit or tools to do the job...

Ima DIY type like most guys in here and have read numerous opinions but never one for a leased garage. I also am considering doing the flooring throughout the bathroom and 2 other offices.

Nice shop. If I were leasing and had to pay for any flooring in that building I would degrease and paint it. Your time is money so doing it for someone else, it should pay for increasing value to someones building. If they would pay for material and a cut rate on labor, then maybe a nicer flooring. Just my 2 cents.

Seal it with something like diamond hard or clear sealant and call it a day

For place I didn't own, I'd clean it well and leave it bare concrete.

I'd have a different answer if the lease were for ten years or you were buying it.

Have you spoken with the owner about him maybe covering half the improvement cost?

Congats on the business expansion! Since you are leasing and I assume trying to keep costs for expansion down, my main concern would be cleaning the floor up and putting something down that would help with clean up and spills.

I would consider just putting down a quality densifier. It will stop any concrete dusting that you may have, strengthen the surface of the floor, and make cleaning up spills easier. It won't change the look of the floor either since you are leasing.

While it will help with spills, it not going to prevent stains if you don't clean up spills fairly quickly, but it will make the concrete less porous which makes cleaning up easier. A good densifier is not nearly as costly as some of the other options out there as well.
