We were going with Epoxy when this started. Complete garage overhaul we finally got around to.
Had some kind of epoxy/paint over it before
Rented a sander and prepped the floor. Garage is 13 years old and the cement was perfect, no cracks, hardly any divots, came out really well.
Our garage is a true 3 car with a 3.5' ledge around the top/left edge. We were going to tile that and epoxy the rest.
After seeing how straight and true the floor is keep going back to Porcelain tile.
In Michigan is it a big deal? Garage never gets below freezing and after all this time the ground is settled so I don't expect any movement.
I have concerns over the floor prep still. No water barrier for sure, it dries within 5-10 minutes of power washing.
Floor longevity is more important than price. Right now we're about $600 to epoxy the parking area or $1,400 for tile but tile if it holds up will last a lot longer and look better.
We want a premium look too, wife wants crown molding, and trimming out the window the same way we did the interior so tile helps there too.
It will have heat probably before winter but its mostly just to keep it above freezing which it usually does on its own. Here is the current state of the floor, just emptied it to start painting.
