Flooring for newbies?!

Hello!

I am closing on a house next month and would like to do "something" to the floor before moving all my stuff in.

I've been doing some research, but cannot seem to find a "flooring for beginners" thread or sticky that goes over all the different types of finishes, pros and cons, common definitions (densifers, sealers) etc.

I'll be doing everything from grinding/welding to engine rebuilds in my soon to be 600sq ft, attached garage space (no daily vehicles will be parked in there).

I believe the current flooring has some type of epoxy finish/coating, but has some pitting.

My thoughts are to rent a diamond grinder at home depot to strip the coating, then fix the pitting. Hand sand the areas i touched up, then add some time of sealer.

Not looking for epoxy or tiles, i hear thats not good for welding. I do like the look of the HD40 finish (from a thread on here).

Look at Ghostshield products for a working garage. Won’t be shiny but will last without staining or burns.

We carry Ghostshield which is a densifier/sealer system, but this must be applied to a porous floor, no residual coatings or sealers allowed. This product doesn't affect the finish at all since it soaks in and can be welded on.

I was planning on stripping the existing coating. Does that typically get it to the pourus condition that's needed?

Yes. Test first by dribbling drops of water on the floor. If they flatten out and absorb in you are good to go. If they bead up and sit on the floor=no go.
